Pegram's slower pace offers a peaceful escape
Custom homes surrounded by vast, rocky land and winding rivers define Pegram — yet the core of the community is less than 25 miles from Nashville. "Pegram is one of the last frontiers of Nashville," says Realtor Phil Bogard of eXp Realty, a Middle Tennessee expert. "You can buy a piece of property with multiple acres in the woods on the side of a cliff and feel like you're in the middle of nothing.” Here, people can live in anything from a manufactured home to a luxury estate or purchase hundreds of acres to build on. Locals trade bustling commerce for small country stores and mom-and-pop shops that complement the slower pace of rural life, where open space is the luxury. "People who live in the rural live out in the rural for a reason," Bogard says. "They like privacy and peace and quiet. Not that they don't have a sense of community, but it's people who crave that level of peace."
Recreation as vast as the landscape
Pegram Park, in the heart of town, draws crowds to its ballfields for Little League games and tournaments. The park also features a batting cage, walking tracks and a covered picnic area with a fireplace. The Harpeth River winds through Pegram. Harpeth River State Park follows the waterway, offering access points with canoe launches, including one at Mound Bottom State Archaeological Area, a prehistoric Native American burial and ceremonial site. Cheatham Wildlife Management Area covers over 20,000 acres in Pegram. It's a popular destination for waterfowl hunters and has designated hiking and off-roading trails. Brush Creek Recreation Center, surrounding a large lake just north, has two docks and a boat launch. Golf Club of Tennessee is a private course around 10 miles from Pegram's core. LL Burns Park, roughly the same distance away, spans 170 acres, with a disc golf course, splash pad, stocked pond and a large soccer area encircled by a paved trail.
Custom homes and manufactured properties on ample acreage
Pegram features custom-built homes in farmhouse, log cabin, contemporary, midcentury modern, and Colonial Revival styles. Prices typically range from around $250,000 to $770,000, with high-end properties reaching a range of $800,000 to nearly $2 million. A few key factors influence pricing beyond a home's age, condition and size. "The Davidson County side of Pegram will likely sell higher than the Cheatham County side, but pricing also depends on land improvements," Bogard says. Pegram also offers manufactured homes ranging from roughly $105,000 for a fixer-upper to $500,000 for homes on expansive acreage. The average lot size in Pegram is nearly 4 acres, but homes can include 50 or more, and parcels of land for sale range from a half-acre to over 700 acres.
Middle Tennessee experiences occasional flash and river flooding, with Pegram notably affected by events in 2019 and 2025. The town maintains a CAP Index Crime Score of 1 out of 10, significantly lower than the national average of 4.
Public schools, including one located in town
Students attend the Cheatham County School District. They may begin at Pegram Elementary School, which is in Pegram and earns a C on Niche, before progressing to the B-minus-rated Harpeth Middle School and the B-rated Harpeth High School. Harpeth High School holds the prestigious "Reward School" designation — the highest recognition from the Tennessee Department of Education. Schools earn this status by achieving a score of 3.1 or higher on the federal accountability system, which evaluates achievement, growth, attendance and overall student performance.
Highways connecting Pegram to the rest of greater Nashville
Pegram is accessible via U.S. Route 70, Interstate 40 and Tennessee State Route 249. Nashville lies less than 25 miles east, connected via I-40. A railroad track runs parallel to Route 70, bringing occasional traffic noise through town.
Commercial options surrounding the highway and outside town
Pegram's landscape naturally limits development. "It's in the hills and a little bit rocky out there, so a lot of the reason you have more land out there is there's a lot of unusable land," Bogard says. Most commercial options settle along Highway 70, where locals shop at the thrift store and Dollar General, grab fishing gear and outdoor apparel from Harpeth River Outfitters and order homemade pizza from Finch's Country Store, a family-run business since the 1930s. The Yorkshire Deli, another local favorite, specializes in British fare and a seasonal menu. El Jardin Mexican Restaurant and Punjabi Dhaba offer additional dining options just outside town. Kingston Springs Farmers and Artisans Market, located about 10 miles away, operates Saturdays from May through August, offering fresh produce. Residents can find general stores on the outskirts of town, while national grocery chains such as Publix and Sprouts Farmers Market are roughly 13 miles east.
