An established neighborhood with well-maintained homes
As a more established community, Bellair homes date back to the late 20th century. “A lot of the homes were built in the ‘70s, but many of the residents are the original owners of their houses,” Benjamin says. Despite their age, many homes have been renovated, adding to their value. Buyers can find spacious single-story ranch-style homes, split-levels, and two-story builds, as well as townhouses. While many homes here built in the ‘70s and ‘80s have traditional architecture, homes dating back to the 90s started to take on the more of a Spanish-inspired architectural influence that can be seen in much of the Phoenix metro area.Townhouses exist in their own section, and range from around $300,000 to $350,000, while detached single-family homes start closer to $350,000 and range to about $600,000 for one near the golf course or on a larger lot. “It’s a really nice area if you’re kind of in that middle price point where you can live on the golf course and still be able to afford your life,” Pettit says. “If you look at the way a lot of the homes were built on a map, it’s almost like a little spider web, where everything is kind of built on a cul-de-sac, and so some of the lots are extra big, which also draws in a lot of people.”

HOA members have year-round access to private amenities like swimming pools and tennis courts, the recently renovated Bellair Golf Park, which is the only executive course in the West Valley, is open to the public. “They changed the driving range to be more like a TopGolf situation to where the ball will trace your hits and record it on the TV,” says longtime area resident Tiffany Pettit, a Realtor with W and Partners who owns several short-term rentals in Bellair. “It’s fun for a party hangout and for families, and they do monthly get-together nights for the community.” After 18 holes or a day on the driving range, golfers can stop at the on-site restaurant The Patio food truck for handhelds and shareables or a signature cocktail. Just west is Chapparal Park, while Sunburst Paradise Park lies to the south; each spans over 10 acres, and visitors to both enjoy the lighted sports facilities, playground and picnic opportunities.Highly rated schools in the Deer Valley Unified District
Bellair is part of the Deer Valley Unified School District, and students in kindergarten through sixth grade can attend the Traditional Academy at Bellair, which earns an A-rating from Niche, before moving onto Desert Sky Middle School, which earns an A-minus. Also receiving an A-minus, Deer Valley High has a renowned fine arts program with an award-winning marching band and several other ensembles. Students can enroll in a variety of career and technical education courses in fields like hospitality management, graphic design, marketing and media production and nursing and sports medicine.Close to spring training and live performances
For a night out, residents can head a few miles west to see a traveling Broadway performance at the Arizona Broadway Theatre or catch a Seattle Mariners or San Diego Padres spring training baseball game at the Peoria Sports Complex next door.A convenient commute to downtown Phoenix and surrounding metro area destinations
Bellair is bordered to the south by Bell Road, a major east-west thoroughfare through the area that leads to Interstate 17 just a few miles east, connecting residents with downtown Phoenix. Valley Metro bus stops can also be found along Bell Road, giving riders access to destinations throughout the Phoenix metro area. For air travel, Phoenix Sky Harbor International Airport is less than 25 miles south. St. Joseph’s Hospital and Medical Center is in the neighborhood’s southwest corner on Bell Road for emergency medical attention, while Abrazo Health’s Arrowhead campus is just a few miles northwest for both emergency and specialized care.Plenty of shopping and dining options along Bell Road
Residents have access to plenty of shopping and both locally owned and chain dining options along Bell Road including Padre Murphy’s, a sports tavern with classic pub grub, brews and specialty cocktails that is known for its annual St. Patrick’s Day celebration. Yen Sushi and Sake Bar is a local staple for happy and Japanese cuisine, with a lengthy menu of specialty sushi rolls and sake for all taste. For authentic south-of-the-border fare, residents can stop into Tacos Tijuana, serving steak, pork and veggie street tacos, burritos and quesadillas, while Desert Eagle Coffee is a 24-hour drive through spot with specialty lattes, teas and lemonades.Locals can pick up grocery essentials at Fry’s, ALDI and WinCo Foods on Bell Road; there is also a Walmart here for everyday needs, though one can also be found north of Union Hills Drive, along with Asiana Market with a wide array of Asian groceries, ready-to-eat meals, and fresh produce. For major retail shopping, Arrowhead Towne Center less than 5 miles west with popular stores like Dillard’s, Macy’s and JCPenney. Popular retailers like Target, Nordstrom Rack and T.J. Maxx surround the mall in addition to plenty of locally owned and chain restaurants.
