Plainville offers a variety of housing options and styles. Colonial Revival, split-level, raised ranch and ranch-style homes are the norm, and most properties sit on quiet, tree-lined streets. The median lot size is approximately half an acre, although homes range from a quarter acre to several acres, with larger lots located farther from the town center. Prices range from $400,000 to $880,000, and houses near Plainville’s country clubs and lakes typically fall at the higher end. “People like to live on golf courses. If the homes are on a golf course, they’re in general going to be a little more expensive,” Signoriello says. Condos sell for $250,000 to $430,000, and there are a few mobile home communities where prices fall between $130,000 and $330,000.

New treatment plant aims to fix Plainville’s water issues
Plainville’s drinking water currently exceeds the Environmental Protection Agency’s Maximum Contaminant Levels for six PFAS, known as “forever chemicals,” which can pose health risks. The town meets Massachusetts standards, but it does not yet comply with these stricter federal regulations that must be met by 2029. As of late 2025, Plainville has approved a new water treatment plant project to address the issue.
