City offers excellent public schools, convenience and mid-century charm
Cozy 1960s-era architecture on tree-lined streets greet visitors to Platte Woods in north Kansas City. This city of 500 has a mayor, police chief and eight police officers. While it’s only 13 miles from downtown Kansas City, the tiny city of Platte Woods leans more rural than urban. Its tranquil landscape, outstanding public schools, variety of local shopping and dining options and convenient location make it a draw for families, professionals and retirees.
“This neighborhood is full of mid-century homes and Tudors. If I have a buyer who loves the charm of Kansas City's Brookside area, Platte Woods is my first thought for them. These were the high-end homes of the 50s. Many still maintain much of the original charm. The neighborhood is tucked away and yet in the middle of lots of shopping with Zona Rosa just to the northwest,” Justin Berry says.
Berry, a Realtor with Plains Paris Real Estate Team, has been selling homes in the area for 11 years.
Homes sell in 18 days compared to the national average of 43 days.
“Homes vary in price here quite a bit as homes vary in size. Some homes originally were like cottages where you would escape the city on the weekends,” he says.
Home prices range from about $280,000 for an original 1960s-era 3-bedroom, 1,300-square-foot ranch-style to $550,000 for a 3,000-square-foot traditional home with five bedrooms.
For around $400,000, one can find a 3,300-square-foot French Country or split-level home.
