A rural lifestyle just minutes from Pleasanton
The winding roads, pastoral fields and small horse farms of Happy Valley make it hard to believe this neighborhood is just minutes away from a big city. "It has more of a rural feeling, surrounded by lots of open space and rolling hills," says Doug Buenz, an associate broker with Compass who has sold homes in the neighborhood. "It's very convenient. You have the unique benefit of feeling like you're a world away, but you're really close to Pleasanton." The semi-rural neighborhood is located along Interstate 680 just south of Pleasanton. Its location in the East Bay provides a secluded, quiet lifestyle, while nearby highways make it easy to access the Bay Area's shopping, dining and job opportunities.

Miles of trails to explore in the Tri-Valley area
Happy Valley has plenty of outdoor recreation nearby in its scenic hills. The Callippe Preserve Trailhead is a 3.5-mile hiking trail that winds through the landscape and surrounds the Callippe Preserve Golf Course. The course is a public par-72 facility offering a challenging setting with views of Mt. Diablo in the distance. It has received recognition as one of the top municipal courses in the country from several golf publications. Just across I-680, Augustin Bernal Park is a 237-acre natural area with miles of trails in the Pleasanton Ridge. Because Happy Valley is outside Pleasanton city limits, visiting this park requires purchasing a non-resident pass. Other public parks nearby include Bernal Community Park, which has playgrounds, baseball fields and football fields. Happy Valley has average summer highs of 87 degrees and winter lows of 38 degrees, making it easy to enjoy local parks year-round. However, the area's little rainfall and proximity to open natural spaces lead to a high risk of wildfires.

A mix of countryside homes in Happy Valley
Homes in Happy Valley include several styles. "It's completely mixed. There are older ranch-style homes on larger lots and modern custom homes," says Buenz. Many of the houses have Mediterranean influences, such as red tile roofs. Trees line the streets, adding to the countryside feel. The median lot size is just under an acre, and many of the properties in the neighborhood have horses. Three and four-bedroom homes typically cost between $1.4 million and $2 million. Five-bedroom houses range from $2.9 million to $3.6 million. Because of the location in unincorporated Alameda County, many homes here have septic systems and private wells. Buyers should also know that the neighborhood has a CAP Index crime score of 1 out of 10, lower than the national average of 4.

Downtown Pleasanton shops and restaurants nearby
While the seclusion of Happy Valley is a significant appeal, Pleasanton's shopping and dining is just a short drive away. "One of the classic spots is Jim's County Style Restaurant, which is close to Happy Valley. It's an old-school diner," says Buenz. "You have all the restaurants and shops in downtown Pleasanton very close by." The shopping center where Jim's is located is also home to Mountain Mike's Pizza and a Raley's grocery store. Main Street in downtown Pleasanton has restaurants covering several types of cuisine, plus bookstores and boutiques.

Highly rated Pleasanton schools
Students in Happy Valley might attend Phoebe Apperson Hearst Elementary School, Pleasanton Middle School and Foothill High School, each rated A-plus from Niche. The high school has about 2,300 students and offers several career and technical education academies, including biomedical and engineering. The school has been named a California Distinguished School four times, and students consistently score higher than national and state averages on standardized tests.

Convenient commutes in the East Bay
Interstate 680 connects Happy Valley to other East Bay communities like Dublin, Danville and Walnut Creek. It also intersects with Interstate 580, leading west to Oakland. The neighborhood has no public transportation, so most residents drive. Downtown Pleasanton is about 2.5 miles away via Sunol Boulevard. The closest hospital is Stanford Health Care Tri-Valley, about 9 miles away.
