Between Providence College and the Rhode Island State House, Smith Hill is a north Providence community known for its historic architecture and proximity to downtown. The area’s streets are lined by century-old Queen Annes and Federal-style homes, along with small locally owned businesses. Residents are within a short walk of the state capitol building, making for an easy commute for government workers. Downtown Providence and the local Amtrak station are both within a mile of the neighborhood, while Interstate 95 offers a straight shot to Boston from the community’s east side.

Historical homes and multifamily options

Federal-style homes, Queen Annes, Colonial Revivals and multifamily houses sit next to each other on sidewalk-lined streets. Multifamily homes dominate the area, including owner-occupied dwellings and investment properties. Many multifamily buildings have been converted from single-family homes, along with some early 2000s apartment complexes on the neighborhood’s south side. While there is a small selection of single-family, owner-occupied homes in the neighborhood, multi-family buildings with two to four units are the norm. These builds start in the mid-$300,000s and reach the high $800,000s, while condos in the 903 Residences building range from the high $200,000s to the high $400,000s.

“Smith Hill is a bit more affordable and more accessible compared to east side neighborhoods near Brown University,” says Kimberly Marion, a local real estate advisor with Engel & Völkers Oceanside. “I think this is a great market for people that are looking for a Boston lifestyle at a Providence price.” With a median home price of $390,000, Smith Hill tends to have lower price tags than nearby neighborhoods like Mount Hope and College Hill, which have medians of $450,000 and $780,000, respectively.

A charming business scene on Smith Street

Smith Street runs through the center of the neighborhood, offering an array of businesses and amenities, with more retail on the south side of town near the Woonasquatucket River. Local favorites include:

  • POP, an antique store with an eclectic selection of decor, furniture and artwork
  • 4Ever the Original New York System, an old-school diner known for its loaded fries, hot dogs and milkshakes
  • Capitol Hill Diner, which serves breakfast fare and Mexican cuisine

For the essentials, you can swing by the neighborhood ALDI or take a short drive north to the nearby Walmart or Stop & Shop.

Public transit and access to downtown and the capitol

Bus routes, a nearby train station and Interstate 95 make getting across town and commuting to Boston straightforward. “The thing about Providence that's amazing is you can jump on the train and you're in Boston in no time,” says Marion. "So a lot of people that don't want to pay a Boston price for a home purchase can live in Providence.” Boston is around 50 miles north, and locals can take the high-speed Acela Amtrak train to the city in around 30 minutes. The Rhode Island Public Transit Authority operates bus routes across the state, with stops along Smith Street, Douglas Avenue and Chalkstone Avenue. Downtown is about a mile south of Smith Hill, and the Rhode Island State House is just half a mile away.

Providence Public Schools nearby

Local families are served by Providence Schools, with nearby options like Harry Kizirian PK-8 School, Nathanael Greene Middle and Hope High. Registration in the district is done through a school choice system, through which families rank their preferred schools. Students are not guaranteed a seat in a specific school, but admission is granted through a lottery system that takes preference and location into account. The district partners with schools like Rhode Island College and Community College of Rhode Island for their dual-enrollment offerings.

Green space close to home

With surrounding green space, the Woonasquatucket River and nearby athletic facilities, Smith Hill residents are never far from outdoor recreation. When you want to enjoy the fresh air, you have options:

  • Davis Park has baseball diamonds, a basketball court, a playground and a community garden.
  • Waterplace Park offers green space and walkways along the river and hosts events throughout the summer months.

My community is very safe and friendly. I live in a residential area that provides diversity and is very family oriented. It is close enough to downtown which makes the commute fairly easy but it is also secluded enough that it can be quiet and remote.
