In 2000, Huffines Communities began developing a master-planned community in North Texas, and the creation of Providence Village quickly gained traction. Thousands of homes were sold, and there was buzzing talk among residents about becoming an incorporated community. As of 2010, Providence Village was officially incorporated as a town in Denton County, and the 2020 census counted a population of approximately 7,800. "It's a charming area both aesthetically and as a community. There are sidewalks on both sides of the street, playgrounds all over town; it's a village-like atmosphere," says Klayton Rutherford, a Providence Village Town Council member. "We're still a young town, and in many ways, that's exciting. We get to write our own future." Many people living here work in the healthcare industry or for educational services.

Pastel-painted Cape Cods
Stylized after Cape Cods and Craftsman homes, the housing in Providence Village is quite contemporary, often painted in light pastels and earth tones. As of 2025, construction is still ongoing in the northern part of the community. "We have several HOAs within the community, and they all have different amenities," Rutherford says. "We're currently planning to build a common recreational and event area so that everyone can gather and have shared amenities." The median sales price for homes in Providence Village is $330,490, slightly lower than the national median.

Commuting to the highly-rated Texas Woman's University
Two school districts serve Providence Village, and the zoning depends on the location in town. Children living north of Fish Trap Road can attend Aubrey Independent School District, which scores a B on Niche, while all southern areas can attend the A-minus-rated Denton Independent School District. Nearby private options include the Denton Calvary Academy, a faith-based school with an A-minus score. The public Texas Woman's University is located 10 miles away in Denton and is known for its nursing and education programs.

Boating along the waters of Lewisville Lake
There are several maintained areas in the community for recreation, from the waterside shores of Lake Providence Park to the pocket green spaces that sit inside different subdivisions. "It will be a big undertaking, but we want to build a system of hiking and biking trails that connect all areas of our community," Rutherford says. Branches of Lewisville Lake, one of the largest lakes in North Texas at 29,000 acres, sprawl up toward Providence Village. Many will head to one of several parks that line Lewisville Lake, taking their boats out onto the water, casting a fishing line and hiking along nature trails.

Upcoming retail areas for Providence Village
While Providence Village doesn't have its own shopping centers like some Texas master-planned communities, Rutherford says that that will hopefully change within the next few years. "We've already got a few big businesses set to move in this year. The grocery store Sprouts is the first, which myself and everyone in the town is really excited about," Rutherford says. "We hope it starts a wave. The land is ready to sell; we want our own coffee shops, restaurants, things like that." Residents still have the luxury of convenience. Highway 380, which runs along the community's southern edge, is lined with national grocers, big-box stores and local and chain restaurants. Many will head over to Downtown Denton, which is vibrant day and night, with people browsing through specialty shops, dining at local restaurants and enjoying live music at the bars.
Aldi is the closest grocery store for Providence Village residents to get their groceries.

Driving down Route 380
The community is bordered by the two main roadways of U.S. Highways 377 and 380, which run north and east-west, respectively. Route 380 connects to the major thoroughfare of Interstate 35, approximately 15 miles west of Providence Village. For air travel, the hub of Dallas Fort Worth International Airport is only 31 miles south. The largest medical center is Medical City Denton, 12 miles away in Denton.
Weather patterns for North Texas
The Aubrey Police Department serves Providence Village. Crime statistics are not readily available at this time. The community experiences very hot summers, some days surpassing 100 degrees, and mild winters. Homes near Lake Providence and the waterway branches that run through the area are more susceptible to flooding.
