Neponsit takes its name from an Indigenous term meaning “the place between waters,” a reference to its location on the Rockaway Peninsula between the Atlantic Ocean and Jamaica Bay. The coastal Queens community attracts homebuyers with its quiet streets, large homes and beach access. It has a secluded, residential feel that sets it apart from busier parts of the peninsula, and you can spend time outside at nearby Jacob Riis Park. The Marine Parkway–Gil Hodges Memorial Bridge connects the Rockaways to Brooklyn, so while Neponsit feels like a retreat, it’s not completely isolated from the rest of New York.
Colonials and custom builds with rare oceanside turnover
The neighborhood is almost entirely made up of detached single-family homes, so it has a more suburban feel than other parts of Queens. You’ll find center hall colonial styles, bungalows and Cape Cods alongside midcentury modern and ranch-style homes. Most properties date to the early or mid-20th century, though Neponsit also has some newer custom builds. Waterfront properties overlooking the Atlantic Ocean or Jamaica Bay are among the largest and most expensive options.
Flood risk is a consideration for buyers due to Neponsit’s coastal setting. “A lot of homeowners have opted to raise their homes, jack them up and pour a new foundation,” says Melissa Carrington, a Neponsit resident and real estate broker with Re/Max Elite. “All new construction is now required to be built at a certain height (above sea level).”

Neponsit has limited inventory and million-dollar home prices
Because Neponsit is so small, buyers may find only a handful of listings at a time. People who buy here often stay awhile, too. “Neponsit is a fabulous place. I’ve lived here for 20 years. It’s a comfortable, friendly neighborhood,” says Lisa Jackson, a real estate broker with Rockaway Properties. “The best things about living here are the access to the beach and R-1 zoning, which allows only detached single-family residences.” Neponsit’s median sale price is around $1.6 million, and homes rarely hit the market below $1 million. Belle Harbor, Rockaway Park and Rockaway Beach have lower median sale prices, though their homes are generally smaller. “When people see the neighborhood, they find the larger property sizes most appealing,” Jackson says.
Nesponsit is known for its large single-family homes, which rarely sell for less than $1 million.
Modern, custom-built estates rarely come on the market here.

Jacob Riis Park, part of Gateway National Recreation Area, sits just west of Neponsit. It’s known for its Art Deco bathhouse and public beach, where you’ll see people swimming and relaxing by the water. Lifeguards are on duty in designated areas during the summer, and volleyball is a popular warm-weather activity. “There’s a tournament every Wednesday night throughout the summer. There are probably 100 nets set up on the beach,” Carrington says. Just beyond Jacob Riis Park, Fort Tilden offers a quieter place to spend time outside. The former military installation now has hiking trails, athletic fields and a sandy shoreline. Neponsit also has a public stretch of beach along its southern edge, where summer parking restrictions help limit the number of nonresident beachgoers.
Buses, trains and ferries connect Neponsit to the rest of the city
The Marine Parkway-Gil Hodges Memorial Bridge provides a direct route into Brooklyn and connects with the Belt Parkway. Manhattan is roughly 26 miles away, though the drive can take about 40 minutes in light traffic and well over an hour during peak travel times. Several MTA bus routes run along Rockaway Beach Boulevard. The QM16 offers weekday express service to Midtown, while the Rockaway Park Shuttle runs from Rockaway Park-Beach 116th Street to Broad Channel, where riders can transfer to the A train. Another option is NYC Ferry, which runs from Rockaway to Sunset Park and the Financial District. Seasonal Rockaway Rocket service provides direct ferry service to Greenpoint and Long Island City.

Saint Francis de Sales Catholic Academy in nearby Belle Harbor adds a private option for prekindergarten through eighth grade.

Neponsit is almost entirely residential, so you’ll need to leave the neighborhood for restaurants, groceries and other errands. Belle Harbor’s small business district along Beach 129th Street is the closest option, while Rockaway Park has a larger mix around Beach 116th Street. You’ll find even more choices farther east in Rockaway Beach. Shopping and dining options across the peninsula include:
