You're allowed to drive your golf carts around on the streets in the daytime and we can walk or bike more than 20 miles around the whole community and not cross the same path twice."
The road leading into this rural retreat curves through rolling, boulder-specked hills, past wineries such as Turtle Rock Ridge, where tastings come with amazing views. "You're also 15 minutes from Main Street in Ramona," says Jenniffer Taylor, Realtor with Pacific Sotheby's International Realty who's been selling in the area since 2002, "where there's a bunch of cute shops and cafes."

One of San Diego Country Estates' finer perks is the San Vicente Golf Resort, where residents get exclusive membership benefits, and the public can join the Players Club. Its Ted Robinson-designed course is considered one of San Diego's most scenic, with players navigating through waterfalls, oaks and ponds. Horse owners love having the International Equestrian Center and the Casey Tibbs Western Center in the neighborhood. Both offer boarding, pens, arenas, lessons and entry to riding trails through the vast backcountry mountain range.
From the Cedar Creek Falls Trailhead, locals can hike a few miles to waterfalls. Ramona Oaks Park has a playground, swimming pool, covered picnic tables and an entertainment stage, so neighbors gather here for festivals and celebrations. Ramona Oaks Dog Park, Bassett Way Dog Park and Gunn Stage Pocket Park are all open from dawn to dusk.

Condos to custom-builds with room for horses
"It's a quiet community where most parcels average half an acre," the Dawleys add. "You won't find tract housing here. They're all custom, and there's still buildable lots. Plus, your home is in a rural, mountainous area, so the sunsets are spectacular." Newcomers can find condos built in the 1970s and 1980s priced from $430,000 to $590,000 depending on size. Single-family homes that range from log cabins to two-stories to ranch-style homes built in the 1990s ask between $750,000 and $950,000 based on extras and upgrades. Homes built in the 2000s and newer can cost between $950,000 and $1.1 million. Horseback riding is popular in San Diego, especially in the more rural areas, and some homes on half-acre lots in San Diego Country Estates have enough room for stables. "One section allows horses, and the golf course side does not," says Taylor. "It's a suburb, so it's not just farms like you can find in the balance of Ramona."

The Oaks Grille at San Vicente Resort serves breakfast, lunch, dinner and happy hour specials all week, plus weekend brunch. The resort's Par Lounge and Deck is a sports bar known for inventive burgers, pizzas and the option to soak in the views al fresco. The Riviera Oaks Resort within the community is open to the public for massages, light therapy and facials at the Riviera Wellness Spa. "San Diego Country Estates offers so much, from pizza night at Ramona Lisa's to the Country Wine & Spirits general store to our own True Value Hardware," the Dawleys say. "There's also the new Hummingbird Coffee Hut drive-through that has a cute outdoor seating area." A dry cleaner and dental office share this central plaza. The closest major grocers, including Albertsons and Aldi, are on Main Street in Ramona, about 9 miles west. "Wine is also very big out here," says Taylor. "We have over 40 wineries in the Ramona area, from multimillion-dollar wineries to mom-and-pops. And they're great venues for hosting weddings and special events."
Locals also love being within a 24-mile drive of Julian to the east, home of the area's beloved Julian Pie Company since the 1980s. "Julian gets snow in winter because they're at a higher elevation," adds Taylor. "It's a fun weekend place to visit, where there's a small downtown village with antique shops and restaurants. Some people will just go there to have a piece of pie and come back home."

Car-dependent, close to Poway and El Cajon
"Ramona is far out for people who have to drive into work," says Taylor. "It can be quite the commute if you work in downtown San Diego. But you're only 20 miles or so from Poway and El Cajon. Out here, residents also work virtually or for a number of construction companies based here. There's no public bus transit." The San Diego International Airport is a 40-mile, hour-long drive west. Downtown San Diego is also about 40 miles away, a drive that can take around an hour since there are no major highways that connect to San Diego Country Estates.
Measurable lack of crime, high fire risk
The neighborhood's overall 1 out of 10 CAP Index score for crime is substantially lower than the national average of 4. San Diego's dry inland terrain has a historically high risk of wildfire, and San Diego Country Estates experienced fire damage in 2003 and 2007. Residents can contact the California Department of Forestry and Fire Protection to learn how to follow CalFire's three-step "Ready, Set, Go!" wildfire preparation plan.
Family-friendly annual get-togethers and nearby Ramona Rodeo
"San Diego Country Estates is just a great environment to raise a family," say the Dawleys. "It's a tight-knit community that meets for summertime concerts, chili cookoffs and Easter egg hunts in Ramona Oaks Park. There's always some kind of get-together geared toward family fun." Residents also buy tickets for the annual New Year's Eve dancing and dining event at The Oaks Grille. At Hummingbird Coffee Hut, families bring chairs to watch Friday night movies outdoors from June through October on an inflatable screen next to the shop. About 4 miles from the neighborhood's north end, the Ramona Rodeo at the Fred Grand Arena is Ramona's signature three-day event every August, filled with barrel racing, bronc riding, roping, dancing and the Rodeo Queen pageant.
