Set a few miles from downtown Rancho Cordova and 15 miles east of Sacramento, the urban neighborhood of Captial Village puts commercial areas and community events right at residents’ doorsteps. “When the builders were planning the city, they wanted something that would be walkable and low maintenance,” says Pam Nelson, Realtor with Windermere Signature Properties, who has 15 years of experience. “So, a vibrant community with bright, Crayola-colored townhomes were built within walking distance of a park mandated for public entertainment.” Young professionals make up the bulk of the neighborhood’s population, many of whom commute for work. “Capital Village is definitely a social community,” Nelson continues. “And it’s so dog friendly that locals will likely know the name of their neighbors’ dogs over their owners.”

Mixing amphitheater shows with picnics and playgrounds

Surrounded by colorful homes in the middle of the neighborhood, the roughly 4-acre Village Green is known for its splash pad and outdoor amphitheater, where craft fairs, summer movies and concerts are held. Its open grassy areas invite kids and families to play, and joggers or dog walkers can use the shaded paths circling the green. Just to the east, the 2-acre Renaissance Park offers play equipment, a covered picnic pavilion and a half-basketball court. Walking paths wind through the park, bordered by flower beds and mature trees. Both are short walks from residential streets. About a mile south of the neighborhood sits Stone Creek Community Park, featuring 21 acres of athletic fields, a skate park, showers and a spray park for hot summer days.

Ethnic food, gourmet burgers and chain retailers

Shops and restaurants are found in the neighborhood’s western end. Chinese and Sushi establishments border chain eateries along Capital Village Lane, while Thai and Mediterranean joints sit near White Rock Road. Established in 2000, family-owned Famous Burgers and Brew serves gourmet burgers like the Wagyu-Kobe with caramelized onions in a rustic chic setting. Green Grill, a vegan restaurant, fuses Indian cuisine with locally sourced ingredients. Starbucks and Panera Bread are near Lowe’s Home Improvement. Shoppers head to the Rancho Cordova Town Center just north of the freeway for grocery stores like Safeway and Grocery Outlet. Retailers such as Michaels are nearby.

Newer Craftsman-style homes and townhouses

Mark Daya, who is the founder and owner of Sac Platinum Realty and has about 20 years of experience, says Capital Village’s housing market is steady. “There’s decent demand for homes here, and not a lot come up for sale, so when one does, I recommend jumping on it.” The median price for a single-family home here is $535,000, higher than the national median. Most homes here were built between the late 2000s and mid-to-late 2010s. New traditional Craftsman-style homes built within arm’s length of neighbors sit along sidewalk-lined streets. Many resemble row houses separated by short wooden fences. Two-story townhomes sit side-by-side, typically along narrow streets. Prices for single-family homes range from $420,000 to $625,000, depending on the number of bedrooms and lot size. Prices for townhomes range from $405,000 to $490,000. Most subdivisions have mandatory homeowners association fees.

Career pathways at Cordova High School

Students can attend Folsom-Cordova Unified district schools, including Navigator Elementary, which earns an A-minus from Niche. Offerings include a Boys and Girls and jump rope club and Social-Emotional Learning (SEL) programs. W.E. Mitchell Middle earns a B from Niche and has an International Baccalaureate program that continues into high school. At Cordova High, which earns a B from Niche, students can join career pathways in engineering, video production and construction.

Nearby freeway and bike lanes

Capital Village is a few miles east of downtown Rancho Cordova and about 15 miles east of Sacramento via the El Dorado Freeway. International Drive and Zinfandel Drive are the main thoroughfares and Sunrise Boulevard borders the neighborhood to the east. Sacramento Regional Transit buses stop along main thoroughfares, and residents can also ride shuttles or the light rail. Bike lanes parallel main roads and sidewalks skirt residential streets. Kaiser Permanente Sacramento Medical Center sits about 12 miles west and Sacramento International Airport is 25 miles northwest.
