Cordova Gardens, named for the elementary school at the neighborhood’s center, is a suburban community full of midcentury ranch-style homes in Rancho Cordova, bordered by the American River. “It’s a fairly affordable area, and you have great access to trails,” says Rene Morales, a local real estate agent at eXp Realty with over 30 years of experience in the Sacramento area. The American River Parkway, a 32-mile bike trail, cuts through the neighborhood’s north end, and locals can access the waterfront at Hagan Community Park. On the south side, Folsom Boulevard is lined with light rail stations and local restaurants.

Minimalist ranch-style homes in Cordova Gardens were mostly built in the 1950s, with a few infill properties from the '80s. Lots tend to be uniform and compact, often enclosed by wire fencing and dotted with cypress and maple trees. Wide streets allow plenty of space for street parking, though most homes have at least a one-car garage. Three- to four-bedroom floorplans range from $300,000 to $550,000. There is a flood zone on the neighborhood’s north side, near the American River. However, residential properties are generally unaffected.

Parks and bike trails near the American River
Hagan Community Park is one of Rancho Cordova’s largest and most popular green spaces. Located between Cordova High and the American River, the nearly 80-acre park includes tennis courts, playgrounds and a dog park. On the edge of the park, locals can access the riverfront using narrow dirt trails, which lead to small rock beaches shaded by mature oak trees. In the summer, this becomes a popular spot to fish or launch kayaks. The American River Parkway, a 32-mile riverfront trail that passes through Hagan Community Park, is a major draw for bikers and hikers.

Fourth of July fireworks at neighborhood park
Hagan Community Park hosts an annual Fourth of July Celebration just outside the neighborhood’s borders. The two-day event includes carnival rides, live music and a parade down Coloma Road. At the end of both days, attendees gather for a large fireworks display.
Public schools within a well-regarded district
“It’s part of the Folsom-Cordova district, which is considered above average compared to some other districts in the area,” Morales says. Cordova Gardens Elementary School, the neighborhood’s namesake, earns a B-minus from Niche, as does Mills Middle. The B-rated Cordova High offers a variety of academic programs like the Business Technology Academy, which offers internship opportunities.

Local plant sales and small businesses on Folsom Boulevard
Soil Born Farms Urban Agriculture & Education Project, a 55-acre farm near the riverfront, hosts a spring plant sale in April and May where visitors can shop for produce, seedlings and other products. The farm also has educational programs, including yoga and basket weaving classes. Mills Shopping Center, a small strip mall on Folsom Boulevard, is anchored by Viva Supermarket, which sells international imports. Locally owned restaurants are dotted along the same street, including Rosie’s Country Kitchen, a diner-style brunch spot. Also nearby, Straw Hat Pizza is a popular Italian eatery.

Nearby access to freeway and public transit
Downtown Sacramento is less than 15 miles away on U.S. Route 50. Folsom Boulevard borders the neighborhood, lined with bike lanes, Sacramento Regional Transit bus stops and light rail stations served by the Gold Line. Mercy San Juan Medical Center is less than 10 miles away, while the Sacramento International Airport is about 25 miles away.
