Cordova Meadows attracts bikers and hikers with its riverfront trails
Cradled by the American River, the Cordova Meadows neighborhood is a quiet, well-established suburban Rancho Cordova community centered on its namesake elementary school. River Bend Park is one of the neighborhood’s biggest draws. “There’s lots of nice homes right up against the park with great access to walking and bike trails,” says Rene Morales, a local real estate agent with eXp Realty. The well-known American River Parkway bike trail runs through the park, and many small beaches are spread along the banks. The rest of the neighborhood is primarily residential, with some restaurants and businesses on the south end, along Folsom Boulevard.
Wide residential streets with narrow lots and short cul-de-sacs
Wide streets in Cordova Meadows are lined with well-maintained sidewalks and compact parcels dotted with pine trees. Built between 1950 and 1990, many of the neighborhood’s ranch-style homes and two-story properties are tucked away along short cul-de-sacs, and feature partial stone exteriors, spacious two-car garages and elaborate gardens. Floorplans can have anywhere from three to six bedrooms, with prices ranging from $300,000 to $600,000. Though River Bend Park falls within a flood zone, residential areas around the park are mainly unaffected. “Much of the area is what they call a '100-year flood zone,'” Morales says. “It’s something we disclose, but it basically just means you’re at risk if the Folsom Dam collapses, which is very unlikely.” Flood insurance typically isn’t required for homeowners.

Walking paths and waterfront enclaves to explore at River Bend Park
One of the oldest Sacramento County parks, River Bend Park comprises over 400 acres on the banks of the American River. The park’s network of dirt trails weaves between oak trees and shrubbery, leading to gravel beach enclaves on the waterfront. Hikers and birdwatchers enjoy the space year-round, while the summer brings a boost in activities like swimming and kayaking. The American River Parkway, a 32-mile bike trail, cuts through River Bend Park and crosses over the river along Harold Richey Memorial Bridge. Taylor Park is located within the neighborhood, next to Cordova Meadows Elementary, and offers a playground and grass fields. Hagan Community Park is just outside the neighborhood, featuring playgrounds, athletic fields and a community pool.

Nearby schools, some offering agricultural programs
Cordova Meadows Elementary, located in the center of the neighborhood, earns a C-plus from Niche, while Mills Middle earns a B-minus. The B-rated Cordova High’s agriculture academy offers courses in agriscience, floral design and animal science. The program also includes competitive forestry and agronomy teams that travel across California to participate in demonstrative contests, recently scoring in the top 5 for the state.

The nearest on-ramp to U.S. Route 50 is about a mile away, leading 13 miles to downtown Sacramento. La Loma Drive, the main roadway in the neighborhood, is lined with designated bike lanes. Kaiser Permanente Sacramento Medical Center is less than 9 miles away. Sacramento International Airport is 25 miles away.

The annual California Mermaid Convention is held in May at the nearby Hagan Park Pool and Community Center. Popular with local families, the convention includes photo ops, workshops and child swim sessions where kids can live their dream of playing with colorful mermaids in the shallow end.
