Cordova Vineyards offers relative affordability in suburban Rancho Cordova
The suburban neighborhood of Cordova Vineyards attracts many young families with proximity to local schools and relatively low housing costs. “You’re close to the freeway, which makes for an easy commute to Folsom and Sacramento, but still more affordable in terms of housing,” says Elena Rotari, a local real estate agent at Better Homes & Gardens Wide with six years of experience in the greater Sacramento area. Wide streets and a primarily residential makeup contribute to a peaceful vibe, though the neighborhood’s south side has more commercial space, including a Walmart. Locals can access the American River and waterfront bike trails at Hagan Community Park, north of Cordova Vineyards.

Mostly ranch-style homes with some multifamily
Midcentury Ranch-style homes in Cordova Vineyards typically feature minimalist exteriors with one- or two-car garages. Small front yards, some enclosed by picket, wire or wrought iron fencing, are dotted here and there with mature pine and maple trees. Though many streets lack sidewalks, well-maintained roads are generally wide enough to accommodate street parking. Prices for single-family homes range from $350,000 to $550,000. Cordova Vineyards is also home to many apartment buildings, and about half of Cordova Vineyards residents rent their living space; multifamily properties with between four and eight rentable units have sold for between $800,000 and $1.5 million.

Nearby schools, some within walking distance
Rancho Cordova Elementary, located within the neighborhood, earns a C-plus from Niche. W.E. Mitchell Middle earns a B and offers several athletic programs, including wrestling, soccer and track and field. The B-rated Cordova High offers more than a dozen sports teams and programs, with additions like girls' flag football, diving and sports cheer. Academic pathways at Cordova High include career-oriented academies in business technology and agriculture.

Commuter-friendly proximity to the freeway and light rail
Downtown Sacramento is under 15 miles away on U.S. Route 50, which has an on-ramp less than a mile from Cordova Vineyards. Sacramento’s Gold Line light rail also runs through downtown Sacramento, with stations set along Folsom Boulevard on the neighborhood’s south border. Sacramento Regional Transit bus routes stop along major roads, connecting the greater metro area. Mercy San Juan Medical Center is less than 10 miles away, and Sacramento International Airport is about 25 miles away.
Neighborhood parks have playgrounds, fields and trails
The neighborhood's main green space is Federspiel Park, next to Rancho Cordova Elementary. Mature pine and oak trees dot the park's open grass fields, with a playground tucked to one side. Hagan Community Park, about a mile away on the banks of the American River, is a central hub for much of Rancho Cordova. “There are lots of trails near the river where you can go walking and biking,” Rotari says. “In the summertime, people go boating too.” The park includes access points for the American River Parkway, a paved bike trail that lines 32 miles of its namesake waterway, as well as tennis courts, soccer fields and playgrounds.
Soccer games and tournaments are hosted at Hagan Community Park.

Restaurants and national retailers on the neighborhood’s south side
Cordova Village shopping plaza, on Folsom Boulevard, houses a Safeway and Walmart. Mexican eateries like El Favorito Taqueria, a Sacramento-based chain, are down the street on Folsom. Sunrise Waffle Shop is a local staple for breakfast food and diner fare.
