Somerset Ranch offers suburban living outside Rancho Cordova
Somerset Ranch is made up of a few master-planned subdivisions on the edge of Rancho Cordova, where new construction has noticeably picked up in recent years. “In general, that area has developed a lot over the last several years — 10, 15, 20 years ago, they weren’t building out here because there was no infrastructure. Now they’re building out a lot more,” says Amir Cackovic, a local real estate agent at eXp Realty of California with more than 15 years of experience. “In the next 10 to 20 years, it’s all going to be built out all the way to Folsom.” New construction is ongoing on the community’s north side, including many all-electric properties or homes equipped with solar panels. Though the neighborhood is farther away from major highways and shopping centers, there’s a grocery store conveniently located within a few miles.
21st-century homes and opportunities for energy-conscious features
Most of Somerset Ranch was fully developed and constructed between 2015 and 2020. In 2025, Lennar began building a new subdivision on the neighborhood’s north side, called The Preserve, with prospective floor plans that include some all-electric builds. “The state of California is moving away from gas,” Cackovic says. “To have all-electric or solar is common in new homes, while older homes are getting converted. Gas is getting more expensive, too, but energy can be free with solar.” Among both finished homes and new construction, architectural styles include Spanish Revival-style homes with terra-cotta roofs and stucco exteriors, as well as New Traditional homes featuring vertical siding and cross-gabled roofs. Lots are compact and uniform, with many homeowners opting for low-water plantings over standard lawn grass. Prices range from $500,000 to $800,000, typically depending on square footage.
Local public schools score in the A and B range
Navigator Elementary earns an A-minus from Niche. The B-rated W.E. Mitchell Middle has a broad range of extracurricular activities, including crochet, wrestling and Dungeons & Dragons clubs. The school participates in the International Baccalaureate World School Middle Years Programme, which promotes a research-based, globally minded curriculum. This curriculum continues at the B-rated Cordova High, along with career-focused pathways in agriculture, engineering and construction. High school athletics include cross-country, basketball and volleyball.
Centered on Hillside Park
Hillside Park is situated neatly in the center of the community with several play structures and a basketball court. A sloped hill on the park’s edge has been converted into a climbing structure with slides, and there’s a large multiuse grass field available for pick-up games. Other recreation options within 10 miles include Prairie City Kart Track, which offers go-kart rentals, and Hangtown MX, a motorcycle racing venue.
Commuting about 20 miles to Sacramento
Downtown Sacramento is about 20 miles away, and the nearest Route 50 on-ramp is less than 10 miles away. Sacramento Regional Transit operates nearby bus routes, connecting passengers with the wider metropolitan area. Mercy Hospital of Folsom is about 10 miles away and Sacramento International Airport is about 30 miles away. The neighborhood has a Cap Index Crime Score of 1 out of 10, compared to a national average of 4.
Within a few miles of grocery stores and restaurants
There’s a shopping plaza a few miles away on Sunrise Boulevard, which is home to a Raley’s grocery store and several quick-service restaurants. Chick’s 500 Degrees is a family-owned restaurant known for Nashville-style hot chicken. More dining options are available farther north on Sunrise Boulevard, such as Urban Grill & Salad, a popular Mediterranean spot.
