South White Rock is close to employers at the heart of Rancho Cordova’s recent growth
Located on U.S. Route 50 in Rancho Cordova, South White Rock is a small suburban community close to burgeoning employment centers. “There’s been a lot of new growth with Amazon and healthcare,” says Michelle DiChristopher, a local Realtor with Windemere Signature Properties. “A lot of big companies are going to this area.” While the neighborhood's west side is primarily residential, the east side is occupied by offices, medical practices and a few small hotels. As new businesses have come to Rancho Cordova, restaurants and other shops have joined them. Though green space is limited here, parks and sports complexes within a mile host get-togethers and sports leagues.
Single-family homes, duplexes and townhouses are on the west side
Single-family homes on the neighborhood's west side include mainly three- or four-bedroom ranch-style builds with some two-story minimal traditional properties. These homes were built in the latter half of the 20th century and feature brick or vinyl siding with prominent two-car garages. Small, square front yards are shaded by mature pine trees, and many are enclosed by wire or wrought iron fencing. Prices range from $350,000 to $500,000. Duplexes in similar architectural styles are dotted around the neighborhood, typically selling for between $400,000 and $600,000, depending on rentability. There’s also a small townhouse complex from the 1980s with two-bedroom units for between $200,000 and $350,000

Nearby schools offer a range of sports and technical programs
Cordova Villa Elementary and Mills Middle both earn a B-minus from Niche. Mills Middle has an extensive athletics program with seasonal programs like volleyball, soccer and basketball. The B-rated Cordova High has several career-oriented pathways and academies where students can receive hands-on experience in construction, engineering and agriculture.

Residents have easy access to the freeway
U.S. Route 50 borders the community on one side, allowing quick access to the freeway and downtown Sacramento, 13 miles away. Many employers are within a few miles, including an Amazon fulfillment center and several government offices. Sacramento Regional Transit bus routes and the Gold Line light rail serve the community. The Sacramento Veterans Affairs Medical Center is adjacent to the neighborhood, though the nearest general hospital is Mercy San Juan Medical Center, 10 miles away. Sacramento International Airport is 25 miles away.
Locals can walk to White Rock Community Park
A pedestrian bridge over the freeway leads to White Rock Community Park, which has athletic courts, a playground and a splash pad with two waterslides. Just outside the neighborhood, Mather Sports Complex has indoor and outdoor sports fields and a skate park. The complex hosts youth and adult sports leagues, as well as drop-in basketball and volleyball games for casual players.

Locally owned restaurants serve a diverse range of cuisines
Nearby shopping plazas surround South White Rock on Mather Field Road and Zinfandel Drive, housing small locally owned restaurants like Little Buddha Thai Bistro. Mimosa House, a family-owned local chain, draws large crowds for brunch. “Before, everything was far away in Folsom,” DiChristopher says. “Now, it’s all expanded out to Rancho Cordova, and you don’t have to drive so far for things like restaurants.” Sprouts Farmers Market is the nearest grocery store, less than a mile away.

Sacramento Mather Airport hosts an annual airshow
Sacramento Mather Airport, a small airfield mainly used for military operations, flight training and cargo shipments, is less than a mile from South White Rock. Every March, the airport hosts the California Capital Airshow, featuring stunt performances from the U.S. Navy Blue Angels, vendor booths and display aircrafts on the ground.
