Located 20 miles east of Sacramento, Sunridge Park is a peaceful subdivision in Rancho Cordova. The suburban community features over 800 single-family homes built in the early part of the 21st century and a sizeable neighborhood park with play areas and sports amenities. “Sunridge Park is zoned for the highly desirable Elk Grove school district, and the homes have no HOA dues,” says Harold Frink, founder of Prime Focus Realty with over 25 years of experience. “I would say these are the biggest draws for homeowners, since this is a bedroom community and most people who live here have families and kids.” Entertainment venues and public transit are generally outside the immediate neighborhood, and residents often drive into Rancho Cordova’s city center to take the light rail or head to nearby cities for nights out.
Single-family homes from 21st century in desirable subdivision
Winding suburban streets and peaceful homes frame the suburban Sunridge Park community. The median lot size is about 6,500 square feet, and many neighbors have well-tended landscaped yards and gardens. Properties here were primarily developed in the 2000s and 2010s, featuring Craftsman-influenced ranch styles as well as New Traditional and Spanish Revival styles. Home prices for these single-family properties are generally between $530,000 and $900,000. Occasionally, a cul-de-sac house with a larger yard can reach $1 million. “Sunridge Park generally carries very low inventory, which goes to show how desirable the community is,” Frink says. “In 2024, the appreciation rate was about 5.5 percent, which is impressive considering how high interest rates were.” The community has a CAP Index Crime Score of 1 out of 10, lower than the national score of 4.

Students attend Elk Grove Unified School District
Students here are part of the Elk Grove Unified School District. They may attend Sunrise Elementary School then Katherine L. Albiani Middle School, which has several programs for academically gifted students. Pleasant Grove High School features career pathway programs in digital media, innovative design, engineering and biomedicine. In addition, the high school offers Advanced Placement courses, visual arts and robotics programs, as well as internship opportunities to its students. All three schools have an A rating from Niche.

Neighborhood recreation spots and regional parks by Sacramento Mather Airport
The community’s namesake park has many play areas for children, including a sandbox playground, a basketball court, outdoor musical instruments and a splash pad. The expansive open field is often used for soccer or baseball practices. Mather Regional Park sits directly west of the community, with 1,600 acres of recreational space, including a public 18-hole golf course and a popular fishing pond. About 2 miles north, adjacent to Sacramento Mather Airport, Stone Creek Community Park offers sports fields and facilities, a skate park and an outdoor amphitheater for concerts and other performances.

From nearby restaurants to entertainment in neighboring cities
Several miles west, at the intersection of Douglas Road and Sunrise Boulevard, is a small commercial area with some local and chain restaurants. Area eateries include Go 4 Pizza and Chick's 500°, which serves fried Nashville Chicken Sandwiches, sliders and loaded fries. Walgreens and Raley’s supermarket are also in the same area, while big-box stores such as Costco and Home Depot are farther north along Sunrise Boulevard. “This area is primarily residential, so if people are looking for sports bars, shops or entertainment, they generally go to Downtown Sacramento, Elk Grove or Folsom,” Frink says.

Navigating to Sacramento and public transit options
Residents can take U.S. Route 50 to access Sacramento about 20 miles west of the community. Mercy General Hospital and Sacramento International Airport are approximately 20 and 30 miles away, respectively. “The area does generally require more vehicle transportation,” Frink says. “There is public transit, but it’s light. There is a subset of people who’ll drive to the light rail station and jump on the rail to avoid a further 20-minute drive into Downtown Sacramento.” Public bus service in Rancho Cordova is provided by Sacramento Regional Transit, and one of the city’s light rail stations, Cordova Town Center Station, is about 7 miles away.
City-wide events and festivals in Sacramento County
Each May, the city's residents come together at the International Festival & Wines of the World to celebrate diversity and cultural heritage. The event features live performances by different ethnic groups with food and drinks from all over the world. Other celebrations include a fireworks show for Independence Day and a Juneteenth festival. Residents can also explore a wide range of art performances, exhibitions, concerts, lectures and craft fairs at the Mills Station Arts & Culture Center and the Harris Center for the Arts.
