Lower prices near Downtown Redding
The Garden Tract has long been one of Redding's sleepier and lower-priced neighborhoods, but Realtors like Hans Monvik with RE/MAX of Redding are seeing a change. "This area is gradually being revitalized. No large development or anything like that; people are just buying these homes at low prices and upgrading them," says Monvik. The neighborhood's other main appeal is its location on the east side of Downtown Redding. Residents walk a few blocks to restaurants in the older downtown area and about a mile to the newly revitalized Market Street. Despite the influx of new homebuyers, Monvik assures that it still has the same charm. "It's becoming more popular, but slowly. This is still Redding, it's a small town." The Garden Tract remains a quiet neighborhood with walkable schools and shady tree-lined streets.
Ranch-style homes on walkable streets
The neighborhood's walkable grid streets are fittingly full of greenery. Tall sycamores, hearty oaks and whistling pines shade the sidewalks and midsize grassy lawns of 1950s homes. Homebuyers can find lower prices here because the cottages and ranch-style homes are smaller than in Redding's more suburban neighborhoods. One-to-two-bedroom homes can range from just under $200,000 to $300,000. Lager three-to-four-bedroom ranch-style homes range from about $320,000 to $500,000. For many newcomers, these low prices leave room for upgrades like modernized interiors and new landscaping to increase curb appeal.

Walk to Cypress Elementary and Sequoia Middle School
Students can begin school within a few blocks of home. Kids start at Cypress Elementary, graded a B-minus by Niche, which sits on the neighborhood's south side. They continue at B-rated Sequoia Middle, in the neighborhood's northeast corner. Both schools are a part of the B-plus-graded Redding Elementary School District. High schoolers finish at A-rated Shasta High, which is a part of the Shasta Union High School District, also rated an A. Shasta's campus sits on the banks of the Sacramento River. Locals head to the football stadium to cheer on the Wolves with a view of mountain peaks in the horizon from the home stands.

Growing downtown restaurant scene
The neighborhood sits on the east side of Downtown Redding. Residents have a short walk or drive from their residential streets to downtown's old staple restaurants and newly revitalized Market Street. "As this area's becoming more popular, a lot of businesses are being geared toward the new younger crowd," says Monvik. "There are more health food stores and restaurants than there were just a few years ago." One of those spots, Roots Juice Bar, is less than a mile from many homes. Locals go to Roots for replenishing wellness shots, acai bowls and veggie-packed smoothies like the Popeye. Evergreen Coffee Shop is a block down Pine Street. Folks cozy up on midcentury modern chairs and couches while enjoying cappuccinos and breakfast fare in this bright space filled with natural light. Residents find more dinner spots about a mile from home in Downtown Redding's revitalized heart. Taroko Asian Bar & Grill embraces a mix of Asian cuisines, like Chinese Szechuan chili wontons and Japanese miso ramen. When it's time for shopping, residents go to Safeway for groceries, and Mt. Shasta Mall is 2 miles away, across the Sacramento River. Recognizable clothing stores can be found inside the mall, and larger stores, like Target, Trader Joe's, and Home Depot are in the plaza.

Explore the Sundial Bridge and Sacramento River Trail
There are no recreation spaces within the neighborhood, but there are community parks and riverfront trails within a short walk or drive. Tennis players and Little League stars head to South City Park, on the neighborhood's south end across Cypress Avenue. The Sacramento River Trail runs along the tree-studded banks of the river through the city. Hikers and bikers have a smooth trip on the trail's paved path. They can cross the river on the Sundial Bridge, which is exactly what it sounds like: a glass-topped walking bridge that resembles a giant sundial clock.
Unique events and activities are hosted year round at Sundial Bridge.

The Sundial Splash and shows at the Civic Auditorium
The Sundial Splash is a big event for local paddlers in June. It begins with a sunrise concert at Riverfront Park, next to the Sundial Bridge, and then the river activities begin. Folks can causally float the 6-mile route or enter the race, categorized by their craft of choice. Residents can catch live music artists and comedians at the Redding Civic Auditorium, less than a mile north of many homes. During the summer months, locals lay out a picnic blanket for concerts on the lawn outside the auditorium.
Walk or take the bus to Shasta Regional Medical Center
Most residents work in Downtown Redding because the closest major city, Sacramento, is 163 miles south on Interstate 5. The Shasta Regional Medical Center is one of the city's large employers, and it's on the neighborhood's north end. Folks can walk or drive to Shasta Regional, or catch the city bus on East Street, Placer Street or Sequoia Street. The long trip to major West Coast cities can be made quicker by flying out of Redding Regional Airport, 10 miles south. The airport offers flights to cities like San Francisco, Los Angeles and Seattle.
Wildfires outside the city
The wooded mountains around the city certainly add to its scenery, but they're also a common place for brush fires and larger wildfires. The Garden Tract's position between downtown and the Sacramento River makes it less likely to be directly damaged by a fire. Still, residents throughout the city are encouraged to take proper precautions. This starts by removing combustible brush from the perimeter of homes and having a proper evacuation route in the event of a fire.
