River access with walkability to Downtown Redding
Kutras is one of Redding’s more established neighborhoods, with 1950s homes on tree-lined streets next to the Sacramento River. Over the years, it’s maintained a breezy atmosphere but gained popularity for its 1-mile walk to downtown Redding. “With the recent revitalization of downtown, a lot of people want to be here because it’s an easy walk to all the restaurants and concerts at the civic auditorium,” says Realtor Richard Howe with Better Homes & Gardens Real Estate, who’s lived in Redding since 1976. This recent downtown revitalization has greatly developed the heart of downtown into a pedestrian-friendly area with new restaurants, shops and businesses. Outdoor activity is even easier to access from this riverfront location, with waterfront parks and a boat ramp down the road from many homes.
1950s homes and small gated communities
The heart of Kutras fans out between South Street and Athens Avenue. “These main streets are older. Each home is unique and has design features that you just don’t see anymore,” Howe says. The neighborhood blocks are shaded by oaks and willows that have grown large enough to almost hide the homes below. These 1950s ranch-style and midcentury-modern homes sit on grassy yards and range from $300,000 to $450,000. The neighborhood also has a couple of gated options. Paris Park is west of the heart of Kutras. This small 55 and up community has cul-de-sacs and amenities like a pool and clubhouse. Its ranch-style homes range from $350,000 to $400,000. Park Marina Village is the other gated community. This neighborhood sits on a skinny isle in the middle of the river, connected to the mainland by two roads. It has an apartment complex and only a handful of homes. "They're a bit rustic, but they've got great water access, so you can basically fish from your backyard," Howe says. These Craftsman-inspired ranch-style homes range from just over $300,000 to $600,000 for those with the most waterfront.

Dine-in revitalized downtown Redding
Residents walk to downtown for most of their dining. The recent development on Market Street has turned the heart of downtown into a pedestrian square with wide walkways and brick roads to limit car traffic. People can dine at new restaurants like From the Hearth Kitchen and Pie Shop, which serves sandwiches, salads and pie flavors like salted caramel apple. Around the corner, the New Clairvaux Vineyard Tasting Room allows for the tasting of regional wines. Older downtown staples are even closer to the neighborhood, like Damburger, which has been serving smash burgers since 1938. Kaleidoscope Coffee and Country Waffles are great breakfast options. Neighborhood bookworms visit the Reading Basket for new novels. Orchard Nutrition Center has health foods and fresh produce. Essentials are about a mile west at Safeway. Mt. Shasta Mall, the city’s largest shopping center, is 2 miles across the river. It has fashion outlets and larger stores like Target, Walmart and Trader Joe’s.

Concerts at the Civic Auditorium
The Redding Civic Auditorium, the city’s biggest entertainment venue, is walkable from many neighborhood homes. It has a year-long schedule of well-known music artists, comedians and celebrity speakers. Visitors can also grab a spot on the auditorium’s large lawn for outdoor summer concerts.
Short trip to Cypress Elementary and Sequoia Middle
Neighborhood students are a short walk or drive from Cypress Elementary and Sequoia Middle School. Niche gives Cypress a B-minus grade and Sequoia a B. Both schools are part of the Redding Elementary School District, rated a B-plus overall. Students finish at Shasta High School, graded an A for its tech education classes, such as robotics and engineering. Shasta is part of the Shasta Union High School District, with an overall A grade.
Cypress Elementary School serves k-6th grade students.
Sequoia Middle School is located in the Garden Tract neighborhood in Redding.

Kutras Park and river access
Kutras Park is the community’s main green space. It sits across the street from the Sacramento River and has a grassy lawn shaded by large trees. Some locals might refer to it as “Bird Park” because it’s customary for ducks and geese to waddle over from the water expecting a snack. Kayakers and boaters can access the river at the boat ramp across from the park. The neighborhood also has an unconventional driving range. The Aqua Golf Driving Range allows golfers to hit balls straight into a netted-off area of the river with targets to aim at. There are also indoor recreation spaces like the Shasta Rock Club, which has bouldering structures where climbers can train.
Kutras Park provides a green space for residents and their dogs.

Work a mile from home in downtown
Commuters in Kutras can walk to work in downtown Redding. Downtown’s Shasta Regional Medical Center and the growing business scene around Market Street are about a mile away. Mercy Medical Center is an even larger healthcare employer 2 miles west, and Redding City Hall is a mile south. Residents can catch the bus to downtown on South Street. Interstate 5 is about a mile across the river for longer trips to Sacramento and beyond, and Redding Regional Airport is 10 miles away. Redding Regional flies to West Coast hubs like Los Angeles, San Francisco and Seattle.
High summer temperatures and nearby wildfires
Temperatures in Redding can average around 100 degrees in July and August. These high temperatures can fuel brush fires in the hills around the city. These can become large wildfires, like the 2018 Carr Fire, which burned many homes in northwest Redding. Being in the downtown area, Kutras isn’t at as much risk of burning, but residents are still encouraged to have an established evacuation plan.
