Historic charm a mile from Downtown Redding
Magnolia's charming older homes and walkability to Downtown Redding make many residents fall in love with it, including Realtor Stacy Baxter, who named her company — Magnolia Homes — after her beloved neighborhood. "It has this charm and sense of community that people don't get in other parts of Redding," says Baxter. "It's the kind of place where everybody sits on their front porch and says hi to each other, and you know who they are, like, 'Oh, that's Susie and her dog Charlie.'" This familiarity is created by the district's walkable grid layout. Residents can easily stroll around the neighborhood and Downtown Redding is about a mile walk. The district's older homes, built from the 1920s to 1950s, are its defining draw. "People here don't want a cookie-cutter house, they want something unique, like something out of a storybook," says Baxter.
1920s homes with unique character
Along the tree-lined streets, homes have generous yard space and ample privacy thanks to leafy, mature trees. Homes may be small, but they're packed with character. "You can truly find something of your own, there are so many architectural styles to choose from," says Baxter. Craftsman bungalows and cottages are prominent, but buyers can also find homes with Spanish, prairie and Tudor influences. Residents often add subtle exterior touches like fairytale landscaping, decorative fencing or a colorful entryway to make their home a unique part of the neighborhood. Prices for these homes typically range from about $250,000 to around $500,000.

A-rated Shasta High School
The neighborhood is a part of the Redding Elementary School District, which is graded a B-plus overall by Niche. Kids start at Manzanita Elementary, graded a B-plus. They continue at Sequoia Middle, graded a B. The neighborhood is also a part of the Shasta Union High School District, which is graded an A overall. Students round out their journey at A-graded Shasta High. On Fridays in the fall, many locals flock to Shasta High football games for the team and the view. The campus and stadium sit on the banks of the Sacramento River with a dramatic mountain backdrop for the home bleachers.
Play at Magnolia Park
Magnolia Park is the neighborhood's main recreation space. It is located near the center of the district, a short walk from most homes. Residents use the open lawn space to play fetch with their dogs or relax under a shady tree. The park also has a tree-shaded playground for kids to climb on and a basketball court for pickup games. Less than a mile north, residents can explore the Sacramento River on the Sacramento River Trail.

Dine in Downtown Redding
Magnolia only has a few small eateries like Old Shasta Coffee Company on Eureka Avenue, so folks walk about a mile to Downtown Redding for most of their dining. Vintage Public House is a popular dinner spot, specializing in modern American fare. Damburger is a local staple that has been serving up simple smash burgers and fries since 1938. Folks go to Roots Juice Bar for refreshing bowls and juices like the Funky Monkey. Folks can get groceries at Safeway, just over a mile away. Mt. Shasta Mall has more shopping 4 miles west; the mall has a Target, Sprouts Farmers Market, Macy's and a selection of retail stores.

Walk, drive or take the bus downtown
Redding is far removed from any major cities, which makes getting around town easy, but long commutes not so much. Magnolia is about a mile from Downtown Redding, so residents can walk, drive or take the bus to work. Sacramento is the closest major city, about 160 miles south. The drive typically takes about two and a half hours on Interstate 5. Residents can take convenient flights to San Francisco, Seattle and Los Angeles from Redding Regional Airport, 10 miles south.

The region's dry climate makes the mountains surrounding Redding susceptible to wildfires. Luckily, Magnolia sits in the city center, which lowers the chance of fire damage or evacuation.
