Suburban neighborhood close to Downtown Redding
Less than 2 miles from Downtown Redding, homebuyers can find suburban living and highly-rated schools in Manzanita. "It's a great spot because you can find larger and smaller homes in the same area, and it's a quick hop down Placer to Downtown," says Realtor Richard Howe with Better Homes and Gardens Realty, who's lived in Redding since 1976. In contrast to its older neighbor, Magnolia, Manzanita has relatively newer homes and a spacious layout with winding streets that give terraced views of the mountains surrounding the city. The neighborhood's focal point is Manzanita Elementary, a short walk or drive from many homes. "Manzanita is a great little school," says Howe, "my wife was a teacher, so we've gotten to know the school system over the years, and it has a great reputation."

Spacious homes and gated communities
Magnolia has a mixture of older and smaller midcentury homes on the south side and newer developments of larger homes on the north side. In neighboring Magnolia, residents prefer to keep their historic homes intact, but Manzanita's slightly newer homes provide more space and opportunity for upgrades. "A lot of people are buying these older homes south of the school and fixing them up to give them great curb appeal," says Howe. These 1950s and 1960s ranch-style homes on the south side are typically the smallest and least expensive options, with two-to-three-bedrooms ranging from $220,000 to $360,00. On the neighborhood's more spacious suburban streets, updated Craftsman homes can range from a three-bedroom for $420,000 to a four-bedroom for $590,000. Prices are highest on the north side. The Knolls is a small gated community, where three-bedroom new traditional homes reach $650,000 and four-bedrooms go for up to $900,000. Residents of The Knolls enjoy amenities like a pool and tennis facilities. A short drive down Foothill Boulevard from The Knolls, homebuyers can find hilltop mansions on large private lots. These expansive Craftsman homes and palatial Mediterranean Revivals range from $1.1 million to $1.4 million.

Manzanita Elementary in the neighborhood
The neighborhood is a part of the Redding School District, which is graded a B-plus overall by Niche. Kids start close to home at Manzanita Elementary, graded a B-plus. They continue at Sequoia Middle, graded a B. Students finish at A-rated Shasta High, which is a part of the A-rated Shasta Union High School District. Shasta is known for its impressive STEM program, but it's equally known for its breathtaking campus and football stadium on the banks of the Sacramento River. During fall football games, home fans have a view of the river with a dramatic mountain backdrop.

Groceries and restaurants can be found at Placer Heights Plaza on the south side. At the plaza, Holiday Market offers essential groceries. Le Testimony Organic Bistro or Moonstone Bistro are convenient lunch spots. Residents go to the Grocery Outlet for necessities on the north side. Redding's revitalized downtown has a selection of old and new eateries just over a mile away. Jack's Grill is a staple point that has been serving cocktails and steaks since 1938. Damburger has been feeding locals smash burgers since the same year. A few doors down, Vintage Public House is a newer spot specializing in modern American fare. Residents go to Roots Juice Bar for refreshing smoothies and acai bowls.

Hike and bike on the Sacramento River Trail
Manzanita doesn't contain any community outdoor spaces besides Benton Dog Park - a small space on the south side – but the Sacramento River Trail is 2 miles north. The paved trail makes for comfortable hiking and biking along the tree-studded banks of the Sacramento River, which flows through the city. Residents can start at trailheads in the city and follow the trail into the surrounding mountains. Recreation on the river is so popular that Redding claims to be the unofficial kayaking capital of the world. Kayakers can paddle through the city and underneath the Sundial Bridge, a walking bridge that functions as a giant sundial clock. Many locals head to Shasta Lake on summer weekends, 17 miles north. This mountain lake is technically California's largest reservoir, with lots of space for water sports and hiking.

Short commute to downtown
The closest major city is Sacramento, 163 miles south on Interstate 5, so most residents work in Downtown Redding. Manzanita residents can walk, drive or take the bus just over a mile west to downtown. Instead of making the extensive drive to any major West Coat city, folks can fly out of Redding Regional Airport, 10 miles south. It offers flights to major cities like San Francisco, Los Angeles and Seattle.
Preparing for wildfires
Small brush fires are common in the dry mountains surrounding Redding, and they occasionally become large wildfires. Luckily, Manzanita is close to the city center, meaning it's less likely to be directly damaged by a fire. Still, residents are encouraged to mitigate potential damage from wildfires by removing flammable brush and materials from the perimeter of their homes. It's also important to have a proper evacuation plan in the event of a fire.
