Shasta is a former gold rush town on Redding ’s west side. It’s just a few miles from the suburbs, but its large properties offer a far more rural lifestyle in the forested foothills of the Klamath Mountains. Residents have access to lots of outdoor activities, from hiking in the mountains to fishing on Whiskeytown Lake. And with many open lots for sale, there’s ample opportunity for buyers to find a slice of privacy with scenic views of Mount Shasta.
Why hikers and anglers choose Shasta
Outdoor enthusiasts are drawn by Shasta’s proximity to Whiskeytown Lake and the Klamath Mountains. Whiskeytown Lake, located just west of Shasta, is a summertime hub for Redding-area residents. It’s got rocky beaches and people can swim, kayak and fish, surrounded by forested mountains. For anglers, rainbow trout, salmon and bass are the popular catch. Hikers can access miles of trails, including easy foothill treks right outside town and more rugged routes in the mountains.
Price ranges for open lots, cabins and hilltop homes in Shasta
This area offers country living with far more space than communities in Redding. Most homes are situated on multiacre lots with dense forests providing privacy. Ranch-style homes, cabins and timber-framed mountain houses are all common. Small, older ranch-style homes and cabins can cost between the mid $100,000s and high $300,000s. Larger ranch-style homes and luxurious mountain mansions with spacious properties and panoramic views range from the high $400,000s to the low $900,000s. Undeveloped lots are also plentiful. Options vary from low-lying properties to scenic hilltop lots, and range from under $50,000 to the high $100,000s.
Students attend highly rated Redding schools

Dining in Redding’s revamped downtown
Other than J’s Market, a small convenience store, Shasta doesn’t have much shopping. Grocery Outlet, 4 miles east, is the nearest supermarket. Redding’s revamped downtown, less than 7 miles east, offers plenty of dining and entertainment options, including:
Redding Public Market, a new food hall
Cascade Theatre, a movie palace open since 1935
Jack's Grill, a steakhouse established in 1938
Westside Tap & Cork, a bar and winery with weekly events
Privacy with access to Redding by car or bike
Shasta might feel like a remote town, but Downtown Redding is only 6 miles away. Downtown is an employment hub for this rural, mountainous region, offering opportunities at large hospitals, city offices and a growing business scene. You can follow Eureka Way, aka state Route 299, directly into downtown. Or you can bike or run downtown by following the Middle Creek Trail to the Sacramento River Trail, which leads along the water. The nearest larger city is Sacramento, about 170 miles south on Interstate 5.
