Mix of homes options 5 miles from Hilltop and Downtown Redding
Twinview is a north Redding neighborhood sitting at the fork of two of Redding's main arteries: Interstate 5 runs down the center and Market Street runs along the west side. This gives residents a direct 5-mile drive down to Hilltop or Downtown Redding, the city's two employment hubs. The natural separation created by Interstate 5 makes for two different environments on either side of the neighborhood. "Those few streets between the interstate and Market are mostly commercial with a pocket of duplexes and smaller houses in there, but the east side is much more suburban and spaced out," says Kori Cadorin, broker associate with Young & Company Real Estate, who's been selling in Redding since 2006. The west side's commercial space is gathered along Twin View Boulevard, which runs diagonally from I-5 to Market Street, and the homes here are southeast of this commercial area. In contrast, the east side has sprawling suburban communities separated by a few acres of natural space.
Spacious suburbs to the east and short streets to the west
"One of the main reasons people look in those communities east of the interstate is because they often don't have HOAs, but they're still nice," says Cadorin. The largest development is Northridge Gardens. Homes with grassy, tree-shaded lawns sit on winding streets and cul-de-sacs. Many homes back up to wooded space, giving seclusion and enough backyard room for a pool. Most of the community's houses are New Traditional and larger contemporary Craftsman. Churn Creek Park is a smaller subdivision in the neighborhood's northeast corner. Its New Traditional homes are similar in size but have less yard space. Homes in these subdivisions range from $400,000 to $750,000. Homes in the western part of Twinview are off of Valley Ridge Drive, branching off Twin View Boulevard. Smaller ranch-style homes with driveways, a bit of grass in the front and slightly larger fenced-in backyards sit on these sidewalk-lined streets. These range from $300,000 to $450,000.

B-minus-rated Gateway Unified School District
Multiple school districts meet in this part of Redding. Twinview is a part of the Gateway Unified School District, which is graded a B-plus overall by Niche. Students go to the Shasta Lake School, graded a C-plus, for kindergarten through eighth grade. They round out their education at Central Valley High School, rated a B-plus. Central Valley prides itself on its college preparation. Students follow a 4-year plan with their counselor to make sure they're on track with their requirements and know when to prepare for, and take, the right assessments.

Locally owned restaurants and ice cream shops
The industrial space between North Market Street and Twin View Boulevard is home to a few locally owned restaurants like Dill's Deli. This barbeque spot sells smoked meats like pulled pork and tri-tip, as well as classic deli sandwiches made with smoked ham and chicken. Next door, 32 Below Ice Cream scoops classic cones in a modern storefront. El Zarape Mexican is a short drive down Twin View Boulevard. They dish out authentic Mexican with convenient counter service. Residents can drive a mile west to Raley's for groceries, and retail shopping is 4 miles south at Mt. Shasta Mall. The mall is the city's largest shopping center, with many fashion outlets and larger stores like Target and Trader Joe's.

Play at Northridge Gardens Park
Northridge Gardens Park is a small recreation space in the Northridge Gardens subdivision. There's a playground for kids, and anybody can relax on a shady bench or use the lawn for activities. There are also acres of natural space above the Northridge Gardens subdivision that residents can explore on walking trails. In July and August, when temperatures average around 100, folks cool off at WaterWorks Park. This small waterpark on the neighborhood's south side has a few slides, a wave pool and a lazy river to chill in. Golfers can drive 3 miles to Gold Hills Golf Club, an 18-hole public course.

Five miles to Hilltop and Downtown Redding
With Interstate 5 running down the center of the neighborhood and Market Street on the west side, residents have a direct line to work in Hilltop and downtown. Hilltop, the city's industrial center, is about 5 miles south on I-5. Downtown has two hospitals and an influx of new businesses on the recently revitalized Market Street. Commuters can follow Market Street 4 miles south into the heart of downtown, or head south on I-5 and cross the river into downtown on State route 44 for a 5-mile drive that's a few minutes quicker. Those who don't want to drive can catch the city bus at multiple stops on Twin View Boulevard. Sacramento is the closest major city, about 160 miles south. Folks can fly to major West Coast cities from Redding Regional Airport, just over 10 miles southeast. Redding Regional flies to San Francisco, Burbank, Los Angeles and Seattle.
High summer temperatures and wildfires
High temperatures in the summer increase the chance of wildfires in the hills surrounding Redding. Most are contained to small brush fires, but they can grow into large wildfires. The 2018 Carr Fire was the most recent large wildfire. It burned much of Shasta County, including many homes in west Redding. Homes in Twinview were just a couple of miles from the fire's path, so it's important for residents to be prepared. The city encourages residents to remove combustible brush from the perimeter of homes to create a defensible space. Residents should also have an established evacuation plan.
