About halfway between Reno and Carson City, Pleasant Valley is a small, rural community comprised of homeowners who enjoy the serenity of the Washoe Valley. "It's peaceful and quaint. You have friendly neighbors, and you're not on top of each other. There's space between the homes," says Theresa Wolken, a Realtor with Ferrari-Lund Real Estate who works in the area. "It's a very pleasant place to live. People live there a long, long time." This quiet community is ideal for homebuyers who want to own a larger plot of land to raise livestock or enjoy the privacy of a desert escape. Life here feels secluded, but residents are just a quick drive from popular shopping and dining destinations on the southern end of Reno. Outdoor activity is abundant, with several county and state parks located nearby, offering a variety of ways to explore the valley.
Room for livestock in Pleasant Valley
Homes in Pleasant Valley are mostly ranch-style homes on large lots covered in mature trees. "Some of the houses have been added on to over time, but most of them are one-story houses. It's ranch living. People that live here usually have animals like sheep, goats or chickens," says Wolken. Many of the houses in the area are shielded from the streets with rows of trees that offer shade and privacy. Most yards are full of green grass, contrasting the desert landscape around the community. Properties in Pleasant Valley are often 0.5 acres to 1 acre in size, giving residents plenty of room to have livestock. Some homes are built on hills, offering panoramic views of the Washoe Valley and Mt. Rose. A three-bedroom home costs between $600,000 and $800,000. Four-bedroom houses in Pleasant Valley cost between $800,000 and $1.2 million.

Plenty of ways to explore the Washoe Valley
Living in Pleasant Valley gives residents plenty of options for outdoor activity. Davis Creek Regional Park is a county park about 5 miles south of the neighborhood. This 200-acre natural space features several hiking trails, equestrian trails, a small fishing pond and campgrounds. Park visitors can trek along the eastern slope of the Sierra Nevada Mountains through desert prairies and pine forests, enjoying pristine views of Washoe Lake and Slide Mountain along the way. Little Washoe Lake is just 2.5 miles south of the neighborhood and is part of the larger Washoe Lake State Park. This smaller body of water offers fishing, boating and picnicking opportunities. Residents can visit Pleasant Valley Park within the neighborhood for some time on the playground or a game of soccer in the large grassy area. While residents can see Mt. Rose from the community, the drive to the popular ski resort is about 17 miles north on Highway 395 and southwest on Mt. Rose Highway. The shores of Lake Tahoe are about 10 miles further on Mt. Rose Highway in the town of Incline Village.

Shopping at the Summit
Because Pleasant Valley is a rural residential neighborhood, residents will have to travel to Reno for shopping and dining. The Summit is a popular outdoor mall at the intersection of 395 and Mt. Rose Highway, about 5 miles from the neighborhood. Residents can opt for pizza and pasta from the upscale chic Italian restaurant Skipolini's. Miguel's Mexican Food at the Summit is a cozy restaurant known for its fajitas and margaritas. The shopping center has several popular stores, including Columbia, Dillard's, Ulta and Williams-Sonoma. Locals can head just down the street to Raley's O-N-E Market for groceries. A Walmart Supercenter is a bit further north on Virginia Street for more household needs.
Pleasant Valley exists in rural privacy, but is a short drive to Reno's biggest outdoor mall.
Pleasant Valley is less than ten minutes from one of Reno's premiere movie theatres.

A quick trip to Pleasant Valley Elementary
Students will likely attend Pleasant Valley Elementary School, which earns a B-plus rating from Niche and is located in the center of the community. Herz Middle School and Galena High School each receive A-minus ratings and are about 7 miles from the neighborhood. Galena High serves approximately 1,200 students with a student-teacher ratio of 13-to-1. The school is known for its STEM and Outdoor academies, which prepare students for careers in those industries. The Outdoor Academy focuses on career paths like wilderness first responders and first aid. The school has won multiple state championships in rifle, boys' cross country and boys' track.
Kids can get a great education at Pleasant Valley Elementary School.
Students can learn in the hallowed halls of Galena High School in Reno.

Drive through the desert on Highway 395
Highway 395 is the primary route residents will use to commute to the outskirts of Reno. Interstate 580 can take residents into downtown, about a 17-mile drive from the neighborhood. Residents can also access I-580 about 5 miles south of the neighborhood and take it for a 15-mile drive to Carson City. Having a car is necessary as Pleasant Valley has no public transit option. Because of the neighborhood's small size, walking to locations like the local park or the elementary school is an option.
The Old 395 Highway runs through Pleasant Valley which is a favorite ride for distance cyclists.
