The Bay Area at large may experience frequent bouts of cold and fog but May Valley is an exception to the rule. “It’s because of the hills that surround the neighborhood. There’s less fog, so it’s warmer in the summer. That’s a big draw for some folks,” says Richie Boulet, a Bay Area native and Realtor with Red Oak Realty who has been selling in the East Bay for several years. Here, the sun shines down on gently sloping hills and wide streets, lending a quiet suburban feel to this Richmond neighborhood.

Renovated homes with thoughtful designs
New Traditional and ranch-style homes are popular, and many were built around the 1970s and 1980s. Some properties are personalized by their landscaped yards, patios and pools. "A lot of them are nicely designed, with a contemporary California aspect being the kitchen at the back of the house. That way, you have more of a flow between the indoors and outdoors, perfect for days when you're having a barbecue," says Don Adamson, a Richmond resident and another Realtor for Red Oak Realty. "The lots run large, usually around 6,500 to 7,000 square feet. The biggest one I've sold is at Painted Pony Road: a 2,800 square-foot four-bedroom with an alternate floor plan that can take a fifth bedroom as an office space. It also has a vaulted ceiling, and that’s the model I particularly like because you get a good amount of light coming into the house." The average price is around $860,000, but prices typically range overall from $556,000 to $1.1 million. Inventory tends to move quickly, with properties spending an average period of 17 days on the market before selling.

Los Cerros Mexican Grill has been serving authentic Mexican food in the neighborhood for nearly 10 years. Sue's Kitchen provides tastes of Laos and Thailand through its hearty Asian cuisine. Lucky and FoodMaxx are the closest grocery stores just outside May Valley. Pinole Vista Crossing, north of the neighborhood, has several big-box stores and chain retailers. La Moine Park is often called “Cheese Park,” and for good reason. This 18-acre space has whimsical mouse paintings and colorful structures that resemble slices of Swiss cheese. Play structures for both preschool and older kids are available, and the park also includes a large concrete slide for outdoor adventurers. Pinole Valley Park offers trails, a dog park and tennis courts. A few larger parks are scattered further away. Wildcat Canyon Regional Park is full of hiking trails and local wildlife. Kennedy Grove Regional Recreation Area’s many trees provide plenty of shade over its picnic areas and bike paths.

Roads, rails and other rides in Richmond
San Pablo Dam Road is the longest local road in the neighborhood and is lined with several public bus stops. Interstate 80 winds just west of May Valley, offering connections to major Bay Area cities. For example, central Richmond is just 6.3 miles away when using I-80. Oakland is 16 miles west, while San Francisco sits a little further away at 22 miles. Alameda-Contra Transit (AC) buses connect passengers to Amtrak and Bay Area Rapid Transit (BART). This freeway can also be used to reach Oakland International Airport, roughly 25 miles away.
May Valley is served by AC Transit bus lines.
