Bensley offers connectivity and convenience just south of Richmond

Bensley is a Richmond suburb where industrial areas, leafy neighborhoods and busy thoroughfares sit side by side. The ranch-style homes here have big yards, and Bensley Park provides even more green space. Major employers like the Defense Logistics Agency are close by, and you also have easy access to Interstate 95, U.S. Route 1 and Chippenham Parkway, making it easy to get downtown. Prices are lower than the city’s median, and there are plenty of rental options.

Modest Cape Cods and Minimal Traditional houses with big yards

Most residents here rent single-family homes or units in low-rise apartment complexes. Ranch-style, Cape Cod and Minimal Traditional houses are common, often with footprints of around 1,300 square feet. Though the homes may be on the smaller end, lot sizes of over a quarter of an acre add outdoor space. “Bensley is a very attractive area for people who want more space at a lower price point than the city,” says Erin Melton, a realtor at EXP Realty with over 20 years of experience.

Home prices are lower than in much of Richmond

The median sale price in Bensley is in the mid-$200,000s, lower than Richmond’s overall median and that of the nearby neighborhoods of Bellwood and Walmsley, but higher than you'll find in Jeff Davis. Homes typically cost between the lower $200,000s to the mid-$300,000s, though new construction builds may go for more. You can also find condos from the lower $100,000s to the mid-$100,000s. “Things sell fast around here, and if they’re fixed up, you’re going to have a bidding war,” Melton says.

Which Chesterfield schools kids might attend

Kids can attend Chesterfield County Public Schools, a highly rated district. Depending on where they live, kids might attend one of three elementary schools. Bensley Elementary School is in the neighborhood, putting it within walking distance for many. In eighth grade, students can apply to a technology school, a governor’s school or a specialty center. Meadowbrook High School is the closest option, and it’s home to both the Academy for Developing Entrepreneurs and an International Baccalaureate program.

A neighborhood blending industry with suburban living

Bensley is mostly an industrial area that hosts employers like DuPont and the Defense Logistics Agency, as well as several manufacturers. Between these businesses are leafy pockets of residential neighborhoods. “It’s suburban, but it’s got an urban feel,” says Danielle Bowers, who has over 20 years of experience and is the broker-owner of Century 21 Lifestyle. "It’s Chesterfield County, but it’s very close to Richmond’s South Side.” She says that the community attracts a lot of first-time homebuyers, renters and people who work nearby, .

Commuters can reach downtown or the airport in about 15 minutes

Bensley’s highway and interstate access make it easy to get around the city. “You can hop right on Chippenham, which takes you to 95, or 895 to take you to the airport, so it’s good for commuters,” Bowers says. Downtown Richmond is around 15 minutes away via I-95, or you can avoid the interstate and take Route 1, a 20-minute trip. Richmond International Airport in Sandston is also a 15-minute drive.

Two parks provide plenty of ways to get outside

You don’t have to travel far to get to parks, either. “Bensley Park is popular there,” Bowers says. “There’s a rec center, so they’ll have summer camps for the kids.” The park also has a playground, baseball fields and courts for futsal, a scaled-back version of soccer. Falling Creek Ironworks Park, located near the Falling Creek Apartments, has a trail leading through the forest with views of the creek and historic sites.
