Walmsley offers new construction and older homes in a quiet community

Walmsley is a quiet part of Richmond ’s South Side where you can find new construction and established homes for prices below the city’s median, making it a popular choice for first-time homebuyers. The recently built Kinwick subdivision has added townhouses and new single-family houses to the area’s collection of ranch-style and Cape Cod homes. The neighborhood is set back from main roads, creating a quiet and private feel. However, you’ll have to drive or take the bus to get to things like parks and grocery stores, and Downtown Richmond is a 20-minute drive away.

How much it costs to buy in Walmsley

The median sale price in Walmsley is in the lower $300,000s, less than Richmond’s overall median and that of Cottrell Farms, but higher than in the nearby neighborhoods of British Camp Farms and Bensley. Here, you can find:

  • New construction townhouses from the upper $200,000s to the lower $300,000s
  • Single-family homes built since 2000 from the lower $300,000s to the lower $400,000s
  • Older homes from the lower $200,000s to the upper $200,000s
New construction homes also have monthly HOA fees between $60 and $160 that cover trash and common area maintenance.

Established ranch-style homes and the new Kinwick subdivision

The newly constructed townhouses and single-family homes in the Kinwick subdivision sit near the corner of Warwick and Hopkins Roads. Built by HHHunt Homes, the community includes sidewalk-lined streets and a park with a pond. The rest of the neighborhood is older, featuring mostly ranch-style and Cape Cod homes built in the 1960s and ‘70s. These are often on lots of approximately a quarter-acre, so yards are spacious and there’s room for off-street parking. You can also find some colonial-style houses built in the 2000s. The neighborhood is evenly split between owners and renters, and there are low-rise apartment complexes south of Walmsley Boulevard.

A quiet community that attracts first-time homebuyers

Walmsley is situated away from the area’s busiest roads, and the residential streets don’t see any through-traffic, making it a calm place to settle down. “It’s been very nice and quiet,” says Tony Ralda, owner of the Walmsley-based mobile detailing company Ralda’s Details. “The neighbors are okay and it’s safe. I go outside and run in the mornings and haven’t had any issues.” Lower home prices attract first-time buyers, and jobs at the Richmond Veterans Administration Medical Center in McGuire and nearby manufacturers appeal to workers who want an easy commute.

Typical commute times by car or GRTC bus

Speaking of commute times, most homes here are within relatively comfortable driving distance to several major thoroughfares and commercial destinations. From Walmsley, you can drive to:

  • Downtown in around 20 minutes
  • Interstate 95 in 10 minutes
  • Chippenham Parkway in 5 minutes
The Greater Richmond Transit Company’s Route 86 bus stops along Walmsley Boulevard. Commuters can take it to Southside Plaza and then get on GRTC's Route 1A to get downtown, a total trip that takes around an hour. Most streets don’t have sidewalks, but Warwick Road has bike lanes, and the city is planning more bike improvements for the area.

Which Richmond schools serve the area

Kids can attend Richmond Public Schools. Depending on where they live, they might start at Broad Rock Elementary School or J.L. Francis Elementary School, then go to Thomas C. Boushall Middle School, which is right by the neighborhood. Older kids can go to Richmond High School for the Arts in Northrop or apply to selective schools like Open High School in Oregon Hill.

Where locals go for quick eats and everyday essentials

Because the neighborhood is almost exclusively residential, there is a noticeable lack of commercial space here. Walmsley Market, a neighborhood convenience store, is one of the few businesses in the area, and a taqueria food truck sets up near the Blue Moon Event Center. “There’s also Granizadas,” says Ralda. “That’s another mobile place, but they sell ice cream. It’s very good.” For more options, you’ll have to head to Richmond Highway, which is lined with more restaurants and other businesses. For groceries and other essentials, there’s a Dollar General nearby, and Food Lion and Walmart Neighborhood Market are a short drive away.

Swimming and sports near the neighborhood

The City of Richmond Master Plan includes a goal of building new parks throughout the city so that by 2037, every resident will live within a 10-minute walk of a public park. However, Walmsley residents are still just a little bit outside comfortable walking distance from any outdoor spots. However, here you’re just a short drive from recreational spots. At the Broad Rock Sports Complex, you can play basketball, pickleball and softball. The complex also has a playground and workout equipment. SwimRVA is a swimming pool that offers lessons and has swim teams for different ages. The pool is covered with an all-weather dome during cold weather, so you can swim all year long.
