Cullenwood has quiet streets near Richmond Highway

Located between the Richmond Highway and the quiet suburbs of southwest Richmond, Cullenwood is a small residential community known for its tree-lined streets and spacious yards. The neighborhood's greenery and rolling hills give it a tucked away, almost-rural feel, while shops, restaurants and major employers are just minutes away. Richmond Highway is lined with businesses and bus stops, and both the Broad Rock Industrial Park and the Parnell Industrial Area sit just outside of the neighborhood. Downtown Richmond is about 5 miles north, and proximity to Interstate 95 makes traveling across the region simple. Home prices in the area tend to be more affordable compared to nearby Southside communities, adding appeal.

Brick ranch- and colonial-style homes with updated interiors

Ranch-style homes, split-levels and two-story Colonial Revivals line the streets of Cullenwood. Most homes were built between the late 1980s and the early 2000s, with a handful of older, mid-century builds throughout. Many listings have seen recent updates, including renovated kitchens, new roofs and updated HVAC systems, but you can also find fixer-uppers on the lower end of the market. Fenced-in backyards are common, and many back up to the woods, adding a degree of privacy. Prices typically start in the mid-$100,000s and reach the high $200,000s. “The affordability factor is really the primary draw in Cullenwood,” says Daphne MacDougall, a local Broker with the Steele Group at Sotheby’s International. “Prices are much lower than in Greater Richmond, so you get more bang for your buck.” The neighborhood has a median home price of roughly $270,000, which is significantly lower than the Richmond median of $390,000.

Richmond Public Schools serves local families

Local families are served by Richmond Public Schools, with most students attending Broad Rock Elementary School, Thomas C. Boushall Middle School and Richmond High School for the Arts. Boushall Middle provides free after-school programs in STEM, arts and sports through the NextUp RVA Middle School Alliance. Open High School is an application-based alternative school established in 1972 that encourages independent learning and offers dual-credit college courses.

Forest Hill Park and Broadrock's 50 acres offer recreation

Cullenwood itself is primarily residential, but several popular recreation areas are within a short drive. For some time outdoors, you can visit:

  • The Broadrock Sports Complex, a 50-acre park with facilities for tennis, basketball, soccer and baseball
  • Forest Hill Park, a historic amusement park-turned-public recreation area known for its wooded trails, rolling hills and weekly farmers market
  • Ukrop Park, home to seven soccer fields that host local youth leagues
  • Bellemeade Park, a quaint community space with shaded picnic tables, pollinator gardens and gravel walking paths

Southside Richmond dining and shopping near Cullenwood

Richmond Highway and Belt Boulevard offer a small selection of shops and restaurants close to home, with more options in nearby neighborhoods. Local favorites include:

  • Crab Hut, a no-frills takeout spot known for fresh steamed crabs and shrimp
  • Golden Chicken & Bread, a nearby bakery and restaurant serving breakfast, fried chicken and Mexican fare
  • Pig and Brew, a popular southside spot offering North Carolina-style pulled pork, brisket and ribs
  • Philly Vegan, serving plant-based cheesesteaks, burgers and milkshakes a short drive north
For shopping, you can swing around the corner to Big Apple Supermarket or drive a few miles west to Food Lion, Kroger or Super Fresh.

Major roads nearby and free bus service

Cullenwood sits about 5 miles south of Downtown Richmond, with Commerce Road and Hull Street providing the quickest route. “One thing people like about the area is the proximity to downtown. You’re close, but still far enough away that it’s quiet and affordable,” MacDougal says. Interstate 95 and Chippenham Parkway connect drivers across Greater Richmond, and Richmond International Airport is around 12 miles away. The Greater Richmond Transit Company operates fare-free bus routes across town, with nearby stops along Richmond Highway and Hopkins Road.
