Cape Cod and ranch-style homes mixed with newer builds

Most of the homes in Jeff Davis are ranch-style and Cape Cod houses built in the 1940s and ‘50s, and you can also find some older Craftsman bungalows and newer construction. The properties here can be on the smaller side, averaging around 1,100 square feet. Some have driveways for off-street parking, and street parking is widely available. Fixer-uppers are common, and some houses have been updated with modern kitchens and new systems. Many of the homes are used as rental properties, and there are also apartment complexes in the area.

What prices you’ll find in Jeff Davis

The median home sale price in Jeff Davis is in the lower $200,000s, below Richmond’s overall median and that of Bensley and Walmsley, but comparable to Bellemeade. “The pricing in that area is definitely an eye-catcher for some,” says Brandon Allen, a local Realtor at River City Elite Properties. “Jeff Davis is an area where you can find a good piece of property within a tighter budget.” In general, you can find fixer-uppers from the lower to mid-$100,000s and move-in ready houses from the upper $100,000s to the mid-$300,000s.

Easy access to downtown Richmond and Interstate 95

Commuters have an easy trip to Downtown Richmond, a drive that takes around 15 minutes. Richmond Highway provides a direct route. “You're also right by Interstate 95, which will take you pretty much anywhere on the East Coast,” Allen says. The Greater Richmond Transit Company bus stops along Richmond Highway, with a route to downtown that takes around 30 minutes.

The T.B. Smith Community Center is the main recreational hub in Jeff Davis. The remodeled center has a playground, tennis courts and a football field, and it has summer camps and after-school programs for kids. Bellemeade Park is also close by and is known for its outdoor learning campus, which includes a youth garden and a chicken coop. The park has free programs designed to connect kids with the outdoors and is a frequent field trip destination for the area’s elementary schools.

The Richmond Public Schools district serves the area, assigning students to schools based on home address and offering an open-enrollment lottery. Here’s what you need to know:

  • Depending on where they live, kids might go to Broad Rock Elementary School or J.L. Francis Elementary School.
  • Thomas C. Boushall Middle School and Richmond High School for the Arts serve the neighborhood.
