Along the western shore of the James River, hugging Richmond Highway, Jeff Davis is a residential area offering competitive price points and easy commutes to everything Richmond has to offer. “The pricing in that area is definitely an eye-catcher for some,” says Brandon Allen, a local Realtor at River City Elite Properties with over $14 million in sales. “Jeff Davis is an area where you can find a good piece of property within a tighter budget.” The nontraditional neighborhood layout flanks a 2-mile stretch of Richmond Highway with residential clusters on both sides. There are dozens of nearby restaurants and residents have a short drive to Interstate 95 and downtown Richmond.

From Craftsmans to cozy ranch homes
The streets of Jeff Davis offer a range of housing styles. Craftsman bungalows can be found along Lancelot Avenue with low-pitched roofs and deep, covered front porches on small lots with shallow front yards. Lynhaven Avenue boasts rows of ranch homes nestled close to one another with front yards enclosed by chain-link fences. Mid-century ranch-style homes with brick facades and neat landscaping shaded by mature oaks line Meridian Avenue, which also has a slew of contemporary-style dwellings under construction. The CAP Index rates Jeff Davis 9 out of 10, and is being addressed by local school enrichment programs and community engagement in local community centers. Prices for area homes range between $120,000 for a modest ranch-style house and $330,000 for a recent build or a property under construction. “Houses are selling super quickly because there’s a whole lot of demand right now and inventory is still low,” local Realtor Brandon Allen says. “Especially in the price point of $250,000 and below, we’re seeing a lot of buyers in that same ballpark.” He also says Jeff Davis has a solid yet competitive housing market. “Anywhere from three to nine days on market is kind of the norm,” he adds. “That’s super quick.”

Public school students are within the Richmond Public Schools district. Broad Rock Elementary School features a book vending machine, where students can earn coins through library programs to exchange for books. “In Jeff Davis, you’re super close to downtown Richmond,” Allen says. A 10-minute drive down Richmond Highway will get you right into the heart of the city. “You’re also right by Interstate 95, which will take you pretty much anywhere on the East Coast,” Allen adds. The area offers modest price points, convenience and quick access to the greater Richmond area and beyond.
