A leafy suburb minutes from Short Pump
John Rolfe is where community and convenience converge. This neighborhood’s woodsy look and quiet atmosphere give the impression that it’s an isolated suburb, but it’s only 7 miles west of downtown Richmond and is minutes away from one of Richmond’s premier shopping destinations: Short Pump Town Center. Along John Rolfe’s winding, tree-lined streets, residents enjoy classic American architecture on large leafy lots. “This is a very social neighborhood, where people know their neighbors,” says Eliza Conrad, Realtor with Shaheen Ruth Martin & Fonville. “People stay there a long time, so there’s not a ton of turnover. It’s definitely a long-term place where people raise their kids.”
Home of the Colonial Revival
John Rolfe’s housing stock is dominated by Colonial Revivals built in the late 1970s and ‘90s. While driveways are standard in the neighborhood, single- and two-car garages are mainly seen in properties built in the ‘90s or later. As for multifamily homes, there’s a very small selection. Colonial Revival-style townhouses joined the neighborhood in the 2010s. John Rolfe’s median lot size is about a quarter of an acre, giving folks plenty of room for backyard entertainment and front yard landscaping. Overall list prices range from $365,000 to $953,000. Most three- to four-bedroom homes on quarter-acre lots fall between $420,000 and $500,000, while four- to five-bedroom houses on half-acre lots cost upward of $550,000. According to Conrad, inventory is low, and houses here “sell in no time.”
Godwin High School
Kids in the area can attend school in the highly sought-after Henrico County Public Schools district. Depending on where in the neighborhood they live, students may start school at Gayton Elementary, rated A-minus on Niche. From there, all John Rolfe students can attend Pocahontas Middle, rated B-plus, before graduating from Godwin High. Niche ranks Godwin High as the No. 2 best public school in Henrico County. Godwin High is home to the Todd Allen Phillips Center for Medical Sciences, which offers qualified Henrico County students interested in medicine and health science the opportunity to pursue advanced coursework and hands-on experience in these areas.
Deep Run Park
Residents immerse themselves in nature at Deep Run Park. This wooded green space spans over 160 acres, with nature trails winding throughout. Early in the morning, local anglers hunker down by one of its two stocked lakes. Other amenities include a recreation center, multiple playgrounds, soccer and football fields, a pump track and more. Deep Run Park hosts various events throughout the year, such as “Movies in the Park” and the “Shamrock Showdown” St. Patrick’s Day celebration. Right down the road, the Tuckahoe Little League features a dozen well-maintained baseball fields, a field house and a snack bar.
Although four-legged friends are more than welcome in and around John Rolfe’s green spaces, Short Pump Park is the closest option for public off-leash play, thanks to its fenced-in dog park. Short Pump Park can be found less than 2 miles north of John Rolfe.
Short Pump Town Center
In the Richmond area, there are only a handful of go-to places for retail therapy, and Short Pump Town Center is the biggest one. John Rolfe residents are spoiled for choice at this open-air plaza, which is less than a 2-mile drive away for some. Short Pump is home to familiar retail staples like Aerie, L. L. Bean, Pottery Barn, Athleta and Apple. It also has many dining options, so whether folks are craving a quick Chipotle fix, a soup and sandwich from Baker’s Crust or Lehja’s flavorful Indian cuisine, they’ll have their pick.
Quotidian errands — like getting groceries or a routine check-up — don’t take John Rolfe residents too far from home. Small commercial plazas like John Rolfe Commons and Gleneagles Center can be found along the community’s fringes. These little shopping strips are home to local doctors’ offices, restaurants and convenient stores like Publix.
Interstate 64
John Rolfe is a car-dependent community near Interstate 64, one of Richmond’s main arteries and West Broad Street, accessed via the neighborhood’s namesake, John Rolfe Parkway.
