John Rolfe offers suburban living near Short Pump shopping

Whether you’re looking for a starter home, a family home or a place to downsize, John Rolfe has it all. This quiet suburban neighborhood is located near Short Pump, one of the most popular shopping hubs in the Richmond area. Proximity to parks and highly rated Henrico County schools adds to the appeal, and residents have quick access to Interstate 64, Interstate 295 and state Route 288, making it easy to get around the region.

Home styles range from classic colonials to newer townhouses

John Rolfe offers a variety of home styles. “It’s great for family growth,” says Matt Sanders, a Realtor with Hometown Realty who grew up in the area. He explains that the wide variety of homes and price points allows you to stay in the neighborhood as your needs change. Most homes are single-family houses that were built from the late 1970s through the early 2000s, and colonial-style and New Traditional designs are most common. On average, these homes sit on around a quarter of an acre, allowing room for a driveway and backyard. You can also find newly built three-story townhouses with two-car garages, and there are single-story condos available, too. Some of the condos are detached, which means it feels like a traditional single-family home, but the community owns the land.

How much homes and HOA fees cost in John Rolfe

The median home sale price in John Rolfe is in the mid-$500,000s, above Richmond’s overall median and that of Crown Grant, Raintree and Tuckahoe Village. Prices generally vary by size, and you can find:

  • Most homes from the mid-$300,000s to the mid-$800,000s
  • Homes with over 4,000 square feet can range the upper $800,000s to around $1.5 million
  • Townhouses from the mid-$400,000s to the upper $600,000s
  • Condos from the upper-$400,000s to the mid-$800,000s

Quiet streets, friendly neighbors and a strong sense of community

John Rolfe has a suburban feel, where the quiet residential streets are lined with manicured lawns and often end in cul-de-sacs. “This is a very social neighborhood, where people know their neighbors,” says Eliza Conrad, a Realtor with Shaheen, Ruth, Martin and Fonville Real Estate. “People stay there a long time, so there’s not a ton of turnover. It’s definitely a long-term place where people raise their kids.” Much of the community activity centers around Tuckahoe Little League, a baseball park complex in the neighborhood. Kids from ages 4 to 16 can register to play on a team, and the complex hosts family-friendly events like Community Day, which includes bounce houses and food.

Public and private school options serve families in the area

The highly rated Henrico County Public Schools district serves the area. Elementary and middle school enrollment is usually address-based. Three elementary schools and two middle schools serve the neighborhood, including Gayton Elementary School and Pocahontas Middle School, which both get high ratings. Older students can apply to career-focused specialty centers at any high school in the district. The highly rated Mills E. Godwin High School is the closest option, and it has a specialty center focused on medical sciences. If you’re interested in private schools, The Steward School is nearby.

Convenient access to Broad Street and I-64

Commuters have easy access to Broad Street and I-64 via John Rolfe Parkway. You can get to Short Pump Town Center in 10 minutes or less, and a drive to Downtown Richmond takes about 20 minutes. Traffic can get backed up on Broad Street, but Sanders says, “They’ve done a good job on secondary arterial roads. … There are ways to get around and not have to suffer through the Broad Street traffic.” He adds that Innsbrook, an employment hub with office complexes, is a short drive away.

Shopping centers and restaurants are minutes away

The community is surrounded by shopping areas and restaurants, making it easy to run errands, find the perfect outfit or go out for dinner. There are shopping centers along Ridgefield Parkway, including one anchored by Publix, and there are more grocery stores on Broad Street, including Trader Joe’s and Whole Foods Market. You’re also close to restaurants, including:

  • Glory Days Grill, a sports bar known for chicken wings and other pub fare
  • Eggs Up Grill, which serves diner-style breakfast and lunch
  • Ironclad Coffee, a casual hangout that serves pastries and coffee
  • Tazza Kitchen, a chic restaurant known for its brick-oven pizza
The Short Pump Town Center, an outdoor mall with national retailers like Macy’s, L.L. Bean and Apple, is also nearby.

Recreation at Deep Run Park and Short Pump Park

When you want to get outside, Deep Run Park is nearby. “That’s a big appeal for a lot of people, especially if they’re joggers,” says Sonya Gierke, a Realtor with Re/Max Commonwealth who’s sold homes in the area since 2002. This large green space has traditional park activities like a castle-themed playground, and it also has more natural areas with trails. Short Pump Park is also close by, offering an off-leash dog park, a playground, a splash pad and picnic shelters.
