Historic homes at an affordable price
Homebuyers have a few options, including detached Italianate, Queen Anne and Victorian-inspired townhouses built in the late 19th and early 20th centuries and single-family homes erected in the mid-1900s. "A lot of homes in Oakwood, they have a tendency, this is not a hard and fast rule, because there are no hard and fast rules in the neighborhood as a whole, but they tend to be a touch more stately, they tend to be detached," says Chamberlain, who's been selling in the Richmond area for nine years. "If you're gonna catch a garage in the neighborhood, there's a decent chance it's gonna be further back in the neighborhood." He also notes that real estate in Oakwood tends to be a bit more affordable than surrounding neighborhoods. Small updated two- to three-bedroom cottages, bungalows and ranch-style homes start around $200,000, while renovated townhouses with three beds and two-and-a-half baths can go for more than $520,000. There are some investment properties in the area, with interwar period three-bedroom townhouses needing repairs selling in the lower 200,000s. More affordable are one- to three-bedroom units in the Villas of Oakwood condominium complex, which range from $90,000 to $140,000.Sports fields, running path at Oakwood Playground
In the northern corner of the neighborhood is Oakwood Playground, a community park with a pirate-themed playground, shade structures, a football/soccer field and a half-mile running path. The playground is adjacent to the historic Oakwood Cemetery, a 176-acre burial ground founded in 1855 and maintained by the Richmond city government. Oakwood is a residential neighborhood, but plenty of shopping and dining options are just a short walk or drive away. About 1 mile outside of town is The Market at 25th, a community grocery store that partners with local farmers and makers to source its products. ChimboMart is another grocery store option, about half a mile from the community. Along with grocery store staples at an affordable price, the shop stocks fresh produce and in-house butchered meats. And for big box stores like Target and Walmart, residents can head about 3 miles east of town. Oakwood is also near several beloved eateries, including Alewife, a Mid-Atlantic seafood spot with a weekly changing menu. Richmonders also rave about Riverbend Roastery, a locally owned café known for its specialty seasonal drinks and house-baked pastries goods. Several popular annual events are held in Church Hill throughout the year, including the weekend-long Church Hill Irish Festival, where vendors, performers and hundreds of revelers donning green flood the streets to celebrate St. Patrick's Day. The Church Hill Spring Fest & Market is sponsored by the Church Hill Association, a community group aiming to enhance the community while honoring its history. More than two dozen local businesses show up at the fair to sell locally sourced or handmade goods like honey and pottery. Students may belong to the Richmond Public Schools district, which includes Chimborazo Elementary School, graded a C on Niche, Martin Luther King Jr. Middle School, graced a D-plus, and Armstrong High School, graded a C-minus. Oakwood's location near several major highways makes it easy for residents to maneuver throughout the Greater Richmond Area. U.S. Interstate Highway 95 runs north and south, connecting Virginia to other states along the East Coast, while U.S. Interstate Highway 64 runs east and west past Richmond International Airport, about 8 miles away. Other nearby major roads are U.S. Routes 60 and 360. Public transit is also easily accessible, with Greater Richmond Transit Company (GRTC) buses picking up throughout the neighborhood.
