Home prices range from $260,000 to $425,000. “Inventory in this area has certainly come up from last year, but it is still very low, and, particularly for this price point, demand is high,” Melton says. “Anything you can find for under $300,000, people are going to go bananas over.” The CAP index crime score for the neighborhood is 8, which is higher than the U.S. score of 4.

Great Schools ranks the school a 2 out of 10. River City Middle School, which earns a score of 1 out of 10 on Great Schools, has suffered from overcrowding in recent years. Huguenot High School joined a cell phone “pouch program” at the start of 2024. This pilot program requires students to place their cell phones in a locked pouch for the school day.
