Located five miles south of the James River near two busy commercial and travel corridors, this small neighborhood offers homebuyers low-key and convenient residential living. “Piney Knolls has a cute little storybook feeling to it. None of the houses are exactly the same and many people move here from the city to get more bang for their buck,” says Erin Melton, Realtor with EXP Realty LLC. “[Y]ou’ll get a great neighborhood and some great neighbors.”

Inventory is low, and many homes are on the market for only a few days. Predominant home styles include simple ranch homes, Cape Cods with central chimneys and cottages with steeply pitched roofs, all typically built in the mid-1900s. Most are one story with two or three bedrooms and are set back from the road, with driveways and mature landscaping. Sidewalks are not common. A few newer, two-story Colonials can also be found. Home prices range from $260,000 to $425,000. “Inventory in this area has certainly come up from last year, but it is still very low, and, particularly for this price point, demand is high,” Melton says. “Anything you can find for under $300,000, people are going to go bananas over.” The CAP index crime score for the neighborhood is 8, which is higher than the U.S. score of 4.

Play pickleball near home or hike along the river
Broadrock Sports Complex, about a mile and half north of Piney Knolls, is a 51-acre recreational hub with a jungle gym and playground for younger kids. There are also tennis and basketball courts and baseball fields, plus grills and a dozen picnic tables. For pickleball players there are now six dedicated courts. The James River Park System, a linear park along both sides of the James River, is a short drive north on Hull Street Road. Here, trails unfurl along the river and a handful of pedestrian bridges link to small islands and downtown.

Students at G.H. Reid Elementary take field trips to Jamestown and the James River. Families can keep up with school news in the Raven Roundup newsletter, posted weekly on the school website. Great Schools ranks the school a 2 out of 10. River City Middle School, which earns a score of 1 out of 10 on Great Schools, has suffered from overcrowding in recent years. Huguenot High School joined a cell phone “pouch program” at the start of 2024. This pilot program requires students to place their cell phones in a locked pouch for the school day.
