Brick ranch-style homes and Cape Cods with attractive price tags

The neighborhood’s streets are lined with Cape Cods and ranch-style homes, most of which were built between the 1930s and 1960s. Three bedrooms with one to one-and-a-half baths is a typical layout, and many houses have been updated with refinished hardwood floors, newer kitchens and replaced roofs and windows. “Piney Knolls has a cute little storybook feeling to it. None of the houses are exactly the same, and many people move here from the city to get more bang for their buck,” says Erin Melton, a Realtor with eXp Realty. Price tags typically start in the mid-$200,000s and reach the mid-$300,000s, and, with a median of roughly $290,000, the community tends to be more affordable compared to other Southside neighborhoods like Forest Hill and Swansboro, which have medians of $550,000 and $340,000, respectively. “Inventory in this area has certainly come up from last year, but it is still very low, and, particularly for this price point, demand is high,” says Melton.

Richmond Public Schools close to home

The area is served by Richmond Public Schools, with J.L. Francis Elementary School within a short walk of most homes. Most local students move on to River City Middle School and Huguenot High School. Open High School, a selective-enrollment high school with an A-plus rating from Niche, requires an application and 120 hours of community service. There are also a handful of private schools within reach, including Richmond Christian School, a pre-kindergarten through 12th grade school in nearby Chesterfield County.

Sports courts, trails and the James River

Outdoor recreation is a key part of life in Piney Knolls, with several green spaces nearby. Broad Rock Sports Complex, about a mile and half north, is a 51-acre recreational hub with a jungle gym and playground for younger kids. The James River Park System spans over 600 acres along both sides of the river. More than 20 miles of trails accommodate hiking, trail running and mountain biking, with paths ranging from easy gravel loops to challenging singletrack routes. A short drive south, Ukrop Park has seven soccer fields and is home to the Richmond Kickers Youth Soccer Club.
