Traditional housing styles express Richmond's historic personality
“It’s a very desirable neighborhood because a lot of the homes were built in the '30s through the '50s,” says Margaret Wade, a Realtor with Long & Foster. “They were built individually. The area wasn’t developed all at once, so there’s charm and character.” Housing options in Sauer’s Gardens include detached single-family homes, condominiums and townhouses, with a variety of architectural styles and prices to fit a range of tastes and budgets. The median home price in the neighborhood is slightly more than $530,000, and buyers should be prepared to pay an average of $317 per square foot. A three-bedroom condominium with three bathrooms can sell for $615,000. "The namesake gardens were turned into a condominium complex called Monument Park," says Wade. A three-bedroom townhouse with four bathrooms can list for around $532,000. A cozy one-bedroom, one-bathroom bungalow can fetch $290,000, and prices can go up to $1.2 million for a four-bedroom, three-bathroom modern home. Sauer’s Gardens is districted to Richmond Public Schools, which earns a C-plus from Niche. Students in the neighborhood can attend Mary Munford Elementary, Albert Hill Middle and Thomas Jefferson High School. Mary Munford earns a B-plus from Niche, Albert Hill earns a B and Thomas Jefferson earns a B. Students at Thomas Jefferson can choose from 18 school-sponsored clubs and have the opportunity to play 21 varsity-level sports. Alternatively, parents can choose from multiple private schools in the area, including The Steward School, rated the best private school in Richmond by Niche. The neighborhood is very walkable, with sidewalks lining most streets, and there is a wide grassy median separating the westbound and eastbound lanes of Monument Avenue on the neighborhood’s southern border. There is a playground in the neighborhood at Thomas Jefferson High School, but those looking for more parklike outdoor recreation have to travel to either the Mary Munford Playground or Bryan Park. Mary Munford Playground, approximately a mile to the south, offers a walking path with fitness stations, tennis and basketball courts, multiple sports fields and a playground. Bryan Park in the city’s Northside is approximately 3 miles away, and features multiple hiking trails throughout its 262 acres, as well as picnic shelters, soccer fields and an azalea garden. For an indoor workout, Crunch Fitness is located nearby in Scott’s Addition, offering a full suite of workout equipment and personal fitness training. “The location is great for getting outside,” says MacDougall. “It’s walking distance to Mary Munford, and Bryan Park is huge, so there’s plenty of room for kids to run around.”Stella's is a cherished neighborhood gathering spot
While there are some businesses in the area, shopping, dining and other amenities do require a bit of travel. But given its location next to Scott’s Addition, residents don’t have to travel far. For groceries, Kroger is approximately a mile to the west in the Willow Lawn Shopping Center, where shoppers will also find Dick’s Sporting Goods, Ross, Staples and other retailers. For home necessities, Target is a half-mile farther west on Broad Street. For more boutique-style retail therapy, the shops of Carytown are 2 miles away. And when dining out is on the menu, locals swear by the Greek cuisine at Stella’s, but coveted reservations at this Richmond culinary institution on Lafayette Street fill up quickly. “The only thing more Richmond than living on Monument Avenue is being able to walk to Stella’s,” says MacDougall. Reviresco Coffee is also on Lafayette, inviting patrons to linger in a setting with plush seating and framed paintings.Immediate access to an Interstate 195 on-ramp
In addition to multiple Greater Richmond Transit Company bus stops along Broad Street, Sauer’s Gardens also offers commuters easy access to Interstate 195 to get to the Downtown Expressway, the Powhite Parkway or Interstates 64 and 95.
