Shockoe Slip has many multi-family housing options, including condominiums and apartments. Vistas on the James, a high-rise condo project constructed in the early 2000s, sits on the edge of the James River on Virginia Street. This building is nearly twenty stories high and provides views of the river and downtown. A two-bed, two-bath property ranges in price from around $350,000 to $550,000. This area also has several apartment buildings, including The Hill Building on Virginia Street and Cobblestone Commons Apartments on 15th Street. The Hill Building, built in 1878 and renovated with modern amenities, is three stories and contains 48 units. Cobblestone Commons is a renovated apartment complex with high ceilings, exposed brick walls and wooden beams. In both complexes, rentals average between $1,200 and $2,100 per month.

Kids growing up in Shockoe Slip attend Richmond Public Schools, which earned an overall C-plus. Students attend Carver Elementary School, which has a student-to-teacher ratio of 15-to-1 and an overall C-minus on Niche. Students advance to Albert Hill Middle School and Thomas Jefferson High School, scoring Bs on Niche. Thomas Jefferson High School offers students the opportunity to enroll in the two-year Early College Academy (ECA) program, where students take some of their classes at J. Sargeant Reynolds Community College and receive college credit while still in high school. Those interested in private school can attend Open High School on Pine Street in the nearby Oregon Hill neighborhood. Open High was established in 1972 and received an overall grade of A from Niche.

Exploring the James River and its parks
Locals enjoy the outdoors in the James River Park system. Families walk over to the James River Park Pipeline Walkway, located along the north banks of the James with an entrance on Haxall Point. An extraordinarily unique urban walkway, this “trail” is a metal catwalk on top of a giant stormwater pipe running above the river for about a mile. This area has Class III whitewater that rafters and kayakers love and sandy beaches with calmer waters ideal for wading and sunbathing. There is a large Great Blue Heron rookery on a small island across from the pipeline, where locals can spot herons nesting and raising their babies. Locals also have direct access to Canal Walk, which provides ample space for walking and biking by the canal.
