A comfortable suburb close to the James River and Carytown
Named for the Richmond Kickers soccer arena in the heart of the neighborhood, Stadium is a highly sought-after residential area on the outskirts of Carytown. "In Stadium, you're just a few blocks from pretty much the best walkable shopping area the city has," says Anne Soffee, a Small and Associates real estate agent with nearly 20 years of experience. "But because it is its own secluded little neighborhood, tucked between the stadium and the expressway, it's quiet and you don't get a lot of thru traffic." In addition to its convenience to popular Richmond retail, it's also close to the James River and some of the city's best outdoor spaces, including Byrd Park and Maymont Park. The neighborhood's access to Richmond amenities offers Stadium residents both comfort and convenience.
Established homes and new construction minutes from Cary Street
Stadium's streets are lined with mature trees, paved sidewalks and leafy yards. Wood-framed cottages and brick Cape Cods sit next to each other on tidy, modest lots. Some newly constructed homes offer contemporary options. Homes typically have larger, fenced-in yards that are perfect to relax or entertain. Buyers can get a two-bedroom, one-bath cottage for around $300,000, a four-bedroom, two-bath brick Cape Cod for roughly $425,000 and a three-bedroom, two-bath contemporary home for about $650,000. Due to their coveted location, homes tend to go quickly in this area of town. "Homes in Stadium are often selling the first weekend, over asking price," Soffee says. "The last house I sold in that neighborhood received seven or eight offers and they were all super strong."
Just a stone's throw from retail and dining on Cary Street
The community is less than a mile from Carytown, one of Richmond's most significant dining and retail areas. Boutiques and restaurants flank either side of Cary Street, perfect for a weekend afternoon spent strolling into shops, catching a movie at historic Byrd Theater or eating an ice cream cone from Bev's. Residents can stock their kitchen at Penzey's Spices, thrift clothes at Ashby or buy books at Shelf Life. There are various dining options here, including Pho Luca's, Zorch Pizza and Can Can Brasserie, to name a few. For groceries, residents can choose from Kroger, Publix, The Fresh Market or Ellwood Thompson's, a locally owned natural foods market.
Close to some of Richmond's most popular green spaces
One of the community's biggest perks is residents' access to the City Stadium, home to Richmond's premier professional soccer team, the Richmond Kickers. On game nights, residents can easily walk to the stadium, which seats 22,000. From May to October, residents can head to the stadium on Sundays for the Carytown Farmers Market. It's a local favorite for farm fresh produce, food vendors and artisan goods. Families can walk to the Grayland Tot Lot, a fenced-in park with a play area. A year-round favorite is Byrd Park, located just a mile from the community. Residents can often be found walking or jogging along the trails, having a picnic or taking in the views. The park hosts events throughout the year, like Richmond VegFest, Arts in the Park and shows at Dogwood Dell. The park is also a favorite spot for watching fireworks during New Year's or the Fourth of July. From Byrd Park, visitors can walk to the gardens of Maymont Park, the Buttermilk North Bank Trail that loops around Belle Isle or the riverside Reedy Creek Trail.
Richmond Public Schools serves Stadium families
Public school students will start their education at Lois Harrison Jones Elementary before filtering into Albert Hill Middle. Both schools earned an overall B grade from Niche. Grades nine through 12 attend Thomas Jefferson High School, which earned an overall C-plus on Niche. The school offers students the opportunity to enroll in the two-year Early College Academy (ECA) program, where students take college-credit classes at J. Sargeant Reynolds Community College.
Close to local interstates and major roads
Getting across town couldn't be easier with the Downtown Expressway conveniently located right along the northern border of Stadium. This major thoroughfare connects residents to Interstate 64, Interstate 95 and the Powhite Expressway, which connects residents to the Southside. Residents are also just a mile from Retreat Doctors Hospital on Robinson Avenue, 4 miles from downtown and 17 miles from the Richmond International Airport. Offering a quiet residential area just minutes from popular Richmond amenities, there's little wonder why so many enjoy living in Stadium.
