Housing styles range from 1920s classics to modern builds
Westhampton offers a wide variety of homes, most of which were built from the 1920s through the ‘50s, though you can also find new construction. Common styles include small bungalows and Cape Cods, classic Colonial Revivals and spacious 21st-century modern homes. “The housing has changed a lot in Westhampton because what the developers have done is with some of the aged houses, they’re tearing them down and building larger properties,” says Sue Farrell, a Realtor with Joyner Fine Properties who’s sold homes in the area for over 50 years. Most of the older homes have been updated, and you can find some with yards as large as a half-acre.

The median home sale price in Westhampton is around $1 million, above Richmond’s overall median and that of the Near West End, but below that of Wilton and Windsor Farms. Here, you can find:

Demand for homes in the area is high. “They’re hard to come by,” says Sallie Rhett, a Realtor with Shaheen, Ruth, Martin and Fonville Real Estate who’s sold homes in the area for over 25 years. “It is such a desired area, and the inventory for those homes is smaller. … It’s kind of a magic section there.”
A quieter residential feel with a park and local festival
Once you turn off Grove, Patterson or Libbie avenues and enter the residential part of the neighborhood, things have a quieter feel. It’s common to see neighbors taking a stroll down the street on their way to a restaurant or to Westhampton Green Park. This small green space, also known as Libbie Playground, has a fenced-in play area with swings and slides. Each October, the community comes together for the Party on the Avenues, a festival that celebrates the neighborhood with live music and food trucks.
Highly rated public and private schools serve the area
The Richmond Public Schools district serves the area, and the schools serving Westhampton are all highly rated. Kids can start at Mary Munford Elementary School. Older kids can go to Albert Hill Middle School and Thomas Jefferson High School, or they can apply to the district’s specialty schools. The private St. Catherine’s School for girls and St. Christopher’s School for boys are also highly rated, and they’re within walking distance, making them popular with Westhampton’s families. “You’ll often see many of the students coming to the ice cream shop on Libbie Avenue in the afternoon,” Rhett says, referring to Gelati Celesti, which is known for its imaginative flavors made in small batches. For higher education, the University of Richmond is a 5-minute drive away, and Virginia Commonwealth University’s Monroe Park campus in The Fan is a 15-minute drive away.
Mary Munford Elementary is a highly rated public school near Westhampton.

How residents commute around Richmond
There are several main roads in Westhampton that connect commuters to highways. Both Grove and Patterson avenues lead to Interstate 195, which connects to the Powhite Parkway, Interstate 95 and Interstate 64. Libbie Avenue intersects with Cary Street to the south, and to Monument Avenue and Broad Street to the north. Downtown Richmond is a 15-minute drive, and Short Pump is about 20 minutes away.
