On the west side of Richmond off Powhite Parkway, Westlake Hills offers access to both Forest Hill's popular green spaces and Bon Air's commercial buzz. “The advantage of this neighborhood is that it sits between Forest Hill Avenue and Jahnke Road, which are the two keys to this part of Richmond,” says Jason Hester, Realtor at Rashkind Saunders & Co. Real Estate. “It attracts people with dogs and young kids, and you can hop right onto Powhite and Chippenham Parkway to access downtown.” While the parkways tie residents to every part of the city, Forest Hill Avenue connects them to big-box shopping, trendy dining and popular community parks. Moreover, the housing variety in Westlake Hills allows homebuyers to choose between classic woodsy cabins spaced far from their neighbors and newer Transitionals built close to the house next door. Either option, Hester adds, offers a family-friendly environment where residents look out for each other.

Forest Hill Avenue has both big-box shopping and trendy dining

Forest Hill Avenue is teeming with shopping and dining establishments, including Target, Walmart and Publix. This busy retail section also features several fast-food eateries and eat-in diners, car shops, gas stations, fitness studios and other storefronts. Forest Hill Avenue bends around Westlake Hill’s east side, where more niche and local restaurants are located. Blanchard’s Coffee is well-known in Richmond, and The Veil is a trendy brewery with a Mexican-inspired food menu. The company’s third location to open in Richmond in 2020, The Veil offers craft beers in a contemporary setting. Nearby, Little Nickel serves a modern blend of Hawaiian and Mediterranean cocktails and cuisine in a colorful and rustic island-themed atmosphere.

Powhite Park has bike trails and Forest Hill Park has green space

Residents can begin the 2-mile loop that is Powhite Park Trail from either the Powhite Park or Greenvale Drive entrances. “If you’re a mountain biker looking for a challenging place to go biking for an hour, Powhite Park is an awesome, technical short-trail park that’s perfect for that,” Hester says. On the other side of the parkway, Willow Oaks Country Club is a private social club with an 18-hole golf course, tennis courts, a 25-meter pool and a fitness center. “Willow Oaks has a very playable course with beautiful river views, and they host a lot of events on the patio,” Hester says.

About 2 miles down Forest Hill Avenue is Forest Hill Park. The 105-acre park offers a playground, tennis courts, open field space that is popular for picnics and walking trails that loop around a pond and connect to the Buttermilk Trail. On Sundays, the park hosts the South of the James Market, a local farmers market that operates year-round. The market is classified as producer-only, meaning all products must be handmade, homemade or home-grown by the vendor in the state of Virginia.

Westlake Hills has wooded ranch-styles and Transitional homes

There is low housing inventory in Westlake Hills, and when available, homes typically sell after an average of 12 days. “The key to this neighborhood is you can get good entry-level housing in the form of midcentury ranch-styles, Cape Cods, and it’s starting to get some tri-level homes,” Hester says. “When I talk about this neighborhood, I say it’s like it was built in the forest. The trees are mature, which makes for heavy tree cover.” In addition to the community’s older ranch-style and cottage-style homes set back from the road and spread out in the woods, there are newly built Transitional houses that blend colonial-style elements with more contemporary influences. “These ones, built in 2020, have smaller lots with green space wrapped around, minimal setbacks and detached garages around the back,” Hester says. Sizes range in Westlake Hills between 1,000 and 3,000 square feet, and price tags vary from $300,000 to $475,000.

Properties located near Powhite Creek on the north side of the neighborhood are at a higher flood risk. Similarly, houses near Powhite Parkway to the north score louder on Soundscore, which measures the noise levels of an area’s environmental factors.

Powhite Parkway makes for easy commutes around Richmond

Residents can take Forest Hill Avenue to Powhite Parkway, a toll road, to reach Downtown Richmond, about 5 miles away. Another 10 miles on the parkway, with the help of Interstate 64, leads to Richmond International Airport. Chippenham Parkway can be accessed from the west side of the neighborhood, from which Chippenham Hospital is less than 2 miles south. The GRTC, or Greater Richmond Transit Company, services the community with bus stops along Forest Hill Avenue.

Maymont Park features wildlife exhibits and hosts Garden Glow

The well-known Maymont Park is about 4 miles from Westlake Hills, just across the James River. Visitors can walk the paved pathways throughout the 100-acre park to see the Maymont Mansion, different gardens and animal exhibits, including birds, bears, bobcats and butterflies. There’s also a petting zoo and the Robins Nature Center, home to a variety of aquatic animals. In the fall, Maymont hosts the highly anticipated Garden Glow, featuring vibrant lights throughout the Japanese Gardens, interactive light displays and food trucks. “Folks in Westlake Hills are also close enough to Forest Hill to attend the 43rd Street Festival,” Hester adds, referring to the annual event that showcases local artists and craftspeople. “The neighborhood is a 5-minute drive to these events, and it’s half the price.”

Students attend Richmond Public Schools, including Huguenot High

Students living in Westlake Hills are served by Richmond Public Schools, which receives a C-plus from Niche. They can begin at Southampton Elementary School, which holds a C-minus. They can then progress to Lucille M. Brown Middle School before continuing on to Huguenot High School, both of which receive a C. The new Huguenot High was constructed in 2015 next to the old building, a project that was estimated to cost more than $60 million. The campus now features a much larger auditorium, gymnasium and stadium with artificial turf, in addition to STEM labs.
