Why buyers and renters are drawn to Jahnke

Jahnke is a peaceful Richmond suburb on the city’s South Side, offering easy access to major thoroughfares and proximity to the James River. It offers a slower pace of life and lower home prices than the trendier areas of Westover Hills and Forest Hill, but you’re only a short drive away from the restaurants and parks that make those neighborhoods so popular. Apartment complexes make Jahnke renter-friendly, and you can also find subdivisions with single-family homes and townhouses. The neighborhood is next door to Chippenham Hospital, a major employer and Level I trauma center, keeping jobs and health care close.

A mix of apartments, townhomes and midcentury houses

Apartments make up the majority of the housing in Jahnke, and most residents rent units in low- and mid-rise complexes. If you’re looking to buy, you can find a variety of single-family homes and townhouses. “Once you cross Forest Hill Avenue, down into Jahnke, houses are a bit smaller and more affordable, comparatively,” says Realtor Jenny Maraghy, a founding member of Compass Richmond with over 30 years of real estate experience. You can find established sections of the neighborhood with 1950s and ‘60s ranch-style and split-level homes with spacious yards, as well as New Traditional homes with modern farmhouse and Craftsman-inspired designs. These often have low-maintenance yards and attached two-car garages. Several townhouse communities are spread throughout the area, most of which were built in the late 2000s and some that are new construction.

How much it costs to buy in Jahnke

The median home sale price in Jahnke is in the mid-$300,000s, below Richmond’s overall median and that of Westover Hills, Stratford Hills and Cedarhurst. You can find:

  • Midcentury homes from the mid-$300,000s to the mid-$400,000s
  • Newer two-story homes from the lower $400,000s to the upper $400,000s
  • Townhouses from the upper $200,000s to the upper $300,000s
Newer houses and townhouses often come with monthly HOA fees that cover common area maintenance.

Primarily residential with a calm vibe and convenient connections

Jahnke is a suburban area that is primarily residential. South of Jahnke Road, you’ll mostly find apartment complexes, while areas to the north are typically more buyer friendly. The neighborhood’s proximity to highways, the James River and Chippenham Hospital attracts a variety of residents, including families and medical professionals. Overall, the neighborhood has a peaceful vibe that feels out of the way despite being well-connected to other parts of the city.
