Westover Hills

Remarkable architectural diversity with mature landscaping and sloping hills
Residents run and bike along sloping hillsides with lush forests and mature landscaping. Narrow streets, frequently one-way, crisscross through a dense layout of homes. This layout limits noisy thru-traffic and provides residents a sense of quiet and seclusion. Most of the houses in Westover Hills were built between 1925 and 1965, and the neighborhood features a remarkably diverse range of architecture. An array of Colonial and Tudor revivals, Craftsman and brick-and-slate Georgian houses are all located within a few blocks. Half of all residents own their homes, typically featuring three to four bedrooms and averaging around 2,000 square feet. “Inventory in Westover Hills is extremely limited,” says local Realtor Joe Cafarella. Homes usually sell within 19 days of being put on the market, and prices reflect this high demand and low supply, ranging from $350,000 up to $825,000. Close to the water on winding Riverside Drive, houses and lakeside estates can cost millions of dollars.School days in Westover Hills

This performing arts initiative provides mentorship and training in singing, dancing and acting. Students move on to intermediate and secondary institutions like Lucille Brown Middle School and Huguenot High School, both of which have a C-minus Niche score or above.Explore the Buttermilk Trail along the James River
Locals can walk right out to their backyard and hop on the Buttermilk Trail, a four-and-a-half-mile out-and-back hiking and biking trail that runs parallel to the river and is rated as moderately challenging by AllTrails. Trail-goers can observe local wildlife like deer, turtles and great herons. Plenty of off-shooting footpaths on the trail wind down the hillside to the river, where locals can fish or relax on the shoreline. Less than a mile east of the trail is Forest Hill Park, a 105-acre stretch of pastoral green space and walking paths, complete with tennis courts and picnic tables.Local shops and restaurants have grown in recent years
In recent years, the local restaurant scene in Westover Hills has seen significant growth. The Veil Brewing Co. opened in 2020 in a spacious two-floor industrial-inspired building with outdoor seating along Forest Hill Avenue, serving a wide variety of IPAs and ciders. Sharing space with The Veil is Y Tu Mamá, a popular local Mexican restaurant known best for their quesabirria tacos — tender beef, cheese and herb tacos with a side consomme dipping sauce.Stella’s Grocery is a neighborhood market inspired by Richmond’s award-winning Greek restaurant of the same name. Patrons can browse the Greek-inspired menu and a curated range of snacks, beer, wine and baked goods. Another few steps down the street is Blanchard’s Coffee, a locally-owned coffee roaster serving a minimalist menu of coffee blends roasted in a sleek modern café space. Customers can enjoy soft serve ice cream just down from Blanchard’s at Charm School Study Hall, serving up a number of flavors like Mexican Hot Chocolate and toasted marshmallow fluff from a walk-up window.
Residents can easily walk from their homes to the Westover Hills Market, a local market on the corner of Jahnke Road and Forest Hill Avenue that offers fresh produce, meats, dairy items and other essentials. Big box stores and retailers like Target, Publix, and Food Lion are right down the road.

Hundreds of visitors drive over the Nickel Bridge every May for Arts in the Park, an outdoor craft fair under Carillon Tower featuring artists and artworks from all over the state.
