Residential comfort overlooking the James River
Wooded residential streets, distinguished historic buildings and unforgettable views of the natural Richmond scenery await you in Willow Oaks. Whether at The Wetlands Park or your own backyard, it’s easy to find a shady spot to relax in this neighborhood. As a South Richmond neighborhood, Willow Oaks has a rich history. The area has continued to reshape itself as a vital part of Virginia's capital city. What started as farmland and a granite quarry became the home of a beautiful park, a country club and inviting residential streets. While not the largest or most well-known neighborhood in Richmond, Willow Oaks offers unique views of the James River, local shopping and a convenient commute to Carytown and downtown Richmond. "People are drawn to the convenience of the James nearby and the easy access to parks and trails," says Whitney Pace, real estate agent with Long and Foster. "There's a mix of people that have young families who want to move to the area, and people who just want more space. The lot sizes of homes and easy commuting to downtown are both big draws."
Classic homes in a forested setting
Outside of the hustle and bustle of downtown Richmond, Willow Oaks is primarily a residential area with little through traffic. Homes generally have larger lots than other, more central neighborhoods. Many of the yards have mature trees, including both the willow and oak trees that give the neighborhood its name. While there aren’t many sidewalks in Willow Oaks, you’re never far from comfortable hiking trails in The Wetlands Park. Real estate prices have recently ranged from $330,000 up to $650,000, and though many of the homes were built between the late 1950s and the 60s houses have still kept their curb appeal.

Richmond is a great area for raising children. It has great schools, museums, culturally diverse activities, many parks and is close to the beach and mountains and Washington DC. I would choose to live here again. I see this area as continuing to grow and expand and the universities, especially VCU, playing more of a role in developing Richmond.
