Browncroft
Historic homes with striking architecture
Browncroft includes several houses listed on the National Register of Historic Places. In the historic district at the eastern edge of the neighborhood, lots are larger, lawns are broad and grassy, and distinctly antique-style streetlights illuminate the narrow sidewalks. Houses are impressive Tudors and Colonials framed by trimmed bushes, lending them a stately air. In this district, a three-bedroom house may sell for around $350,000, while a historic 5-bedroom Tudor may sell for around $500,000. On the western side of the neighborhood, houses are more densely clustered, with narrow foursquare homes and arts and crafts bungalows separated by paved driveways. Detached garages are perched at the back end of the driveways or attached at the base of homes on more hilly lots. Trees cast dappled shadows across the streets from scattered trees. In this part of the neighborhood, 3-bedroom homes sell for between $200,000 and $325,000.Pocket parks and hiking trails
The Browncroft Rose Garden Park, located in a small wedge at the intersection of Browncroft Boulevard and Merchants Road, calls back to the neighborhood’s history as a plant nursery. The garden contains more than 300 rose bushes and other vibrant flowers maintained by neighbors and volunteers and has a green space just large enough to toss a frisbee back and forth. The park often hosts neighborhood get-togethers like a summer picnic. Residents are also within walking distance of the Humboldt Recreation Center, a community space that features basketball courts, tennis courts, a playground and a splash park. In addition to the athletic spaces, the center also offers the After School In The Park childcare program. For residents seeking more outdoor recreation, Tryon Park is located about 1.5 miles northeast of the neighborhood. The park includes 82 acres of undeveloped land on the western shore of Irondequoit Bay, and visitors can enjoy more than 10 miles of mixed-use trails for hiking, biking, and cross-country skiing.Walk to a café or shop for gourmet ingredients
Browncroft is convenient to several shopping and dining options for residents. There’s a cluster of shops and restaurants just north of Browncroft Boulevard, including the cozy Italian café Wildflour, which serves pizza, pasta and sandwiches that change with the seasons. The café also includes a grocery section where shoppers can pick up fresh pasta, sauces, cheese and other specialty items for their next home-cooked meal. Residents can walk to Balsam Bagels, one of the best-known bagel shops in Rochester, for a French toast bagel or a gluten-free treat. Near the southern edge of the neighborhood, Aldi and Wegmans grocery stores offer options that range from budget-friendly to more selective.Residents who need a wardrobe refresh can travel just west of the neighborhood along Park Avenue, and stop in at the Salty Boutique, Statement Boutique or Mansawear for custom-tailored items. Music lovers can flip through the selection of CDs and vinyls at Record Archive at the southern edge of the neighborhood, or discover a local act at one of the live music events hosted at the shop.
Rock climbing by day, DJs by night
As comfortably suburban as the Browncroft neighborhood may feel, it has plenty of options for nightlife and entertainment. The nightclub ROAR, an LGBTQ+ bar and event space, hosts regular events that range from trivia nights to spin classes as well as two floors of dancing, all hosted and attended by drag performers. Next door, Photo City Music Hall hosts local bands and hosts themed parties for patrons. For daytime entertainment, residents can take in the art at ARTISANworks, which has public hours Fridays through Sundays for visitors to explore the wide range of exhibits that include automobiles, photography, art, collectibles, memorabilia and more. Or, grab a bowling ball at Radio Social, an entertainment and event venue in a historic warehouse that offers indoor and outdoor games, including 34 lanes for bowling. There’s also an award-winning Middle Eastern menu and craft cocktail and whiskey bars. More athletic-minded residents can check out the indoor rock-climbing gym RocVentures Climbing or Hot Shots Volleyball club.
The Browncroft Neighborhood Association sponsors several year-round events, from a summer picnic to a winter gather buffet, as well as a Biannual Ultimate Garage Sale. “It’s very popular, people come from all over and the whole neighborhood gets involved,” Kruss says.
Learning beyond the classroom
Children in the neighborhood may attend Charles Caroll School No. 46 through sixth grade. The school offers an array of after-school clubs, including Lego Club, Chess Club and Girls Who Code club, and has a C-minus rating from Niche. The nearest middle school is East Lower School, which also has a C-minus rating and serves grades six through eight. On the same campus, East Upper School serves grades eight through 12 and has a B-minus rating. Both East Schools have longer school hours to provide extra time for instruction in mathematics and Language Arts. For homework research, kids can head to the Winton Branch of the Rochester Public Library system. The library is designed to appeal to all ages, with a large, bright Children’s room, a Tween and Teen collection of materials, and an extensive media collection. They host events throughout the month like Adult Winter Reading Challenge Bingo, Movie Monday, and Tuesday Tales for younger children.
A short commute to Rochester
Browncroft is tucked against two major arteries: NY-590, which runs north-to-south, and Interstate 490, which runs east-to-west and can take residents into downtown Rochester within about five miles. Being interconnected to the rest of Rochester is an advantage of the neighborhood, according to Kruss. “You can get anywhere in 10 or 15 minutes,” she says. The neighborhood is highly walkable, with plenty of sidewalks and streetlights. Bus stops along Winton Road and Browncroft Boulevard offer an alternative to taking a car.
