Suburban city on Lake Ray Hubbard with quality shopping, dining and schools
On the eastern shores of Lake Ray Hubbard is the City of Rockwall. Established in 1851 when settlers discovered a mysterious, underground rock wall in the area, this Texas city – with its motto, “A New Horizon,” – looks to the future while maintaining a modest feel. "Despite its growth, and at a population of approximately 51,000 residents, the City of Rockwall maintains its hometown charm," says Mayor Trace Johannesen. "It has a vibrant downtown and old town square with unique shops and locally owned restaurants.” Lake Ray Hubbard is the recreational heart of the community. The lake spans over 22,000 acres and is popular for boating, fishing and watersports. When not otherwise enjoying the lake, locals take in the Concert By the Lake Series at The Harbor, just one of many events that unite Rockwall. Residents also can find manufacturing and corporate employment opportunities right in the city. The nearly 40 companies located here include L3Harris, Bimbo Bakeries and Channell Commercial.

Living up to its title as a leader in local live music, Rockwall provides plenty of opportunities to see a show. The San Jacinto Plaza Music Series runs concerts every Friday and Saturday from May through October. Performers also can be seen at the annual Founders Day Festival in May and Concerts by the Lake, which run all summer long. Rockwall Community Playhouse is another venue for performances. At Shenaniganz Entertainment, residents can try activities as familiar as bowling and as unconventional as axe throwing. Throughout the year, Rockwall residents can expect to find seasonal events like Spring Fling, Scare on the Square and Hometown Christmas.

Behind the gates of Chandlers Landing, custom homes come with sweeping views of Lake Ray Hubbard and residents enjoy another’s company. “It feels like a small town; everyone is very friendly and helpful,” says Geoffrey Lyons, a Regal Realtors real estate agent with over five years of experience. “Neighbors will pick up tree branches and help others get their garbage cans to the curb.” The waterfront neighborhood features hidden horseshoe streets and varied amenities, like a marina and a tennis club, inside a 24-hour manned security gate. Chandlers Landing sits just south of Interstate 30, which crosses the lake and leads directly into the heart of the Metroplex.
Premium homes with postcard-quality views of the lake line the streets of Chandlers Landing. Traditional and modern constructions, built in the 1980s and early 2000s, usually multiple stories, typically cost between $300,000 and $500,000. Custom-built homes near the water’s edge with vast backyards range from $700,000 to over a million. “You’ll see homes as tall as five stories,” Lyons says. “Most homes are custom, and no two look the same.” Luxury condos go from around $200,000 for a one-bedroom with less than 1,000 square feet to about $500,000 for a two-bedroom with around 1,700 square feet. Townhouses a few blocks from the water usually go between $300,000 and $400,000.
Lake Ray Hubbard provides various recreational opportunities, including boating, water skiing and even scuba diving. Chandlers Landing Marina, the biggest marina on the Rockwall County side of the lake, includes multiple boat rentals and a place for residents to launch and dock their boats safely. “People spend a lot of time on the lake and will park their yachts at the marina,” Lyons says. Tennis players grab their racquets and practice their swing at Chandlers Landing Tennis Club. The club’s team of tennis professionals offers private lessons, classes and competitive matches on nine lighted courts off the shores of the lake. A bit further inland, on Henry Chandler Drive, Henry M. Chandler Park has several soccer fields with a goal for kids to play on.
The Yacht Club at Chandlers Landing is a wedding and event venue with its own restaurant, featuring a Friday dinner menu that includes fresh seafood and steak meals by the water. Ridge Road to the north leads to nearby restaurants, chains and shopping. Mornings can begin at Eggsquisite Café, which serves breakfast staples like omelets, pancakes, and eggs Benedict. Less than a mile west on Summer Lee Drive is Rodeo Goat, a Metroplex area chain offering hamburgers, fries and outdoor seating with scenic views of the sun setting over the lake. Across Horizon Road, near Interstate 30, is Steger Towne Crossing, a business district with dozens of stores and chain restaurants. There is also a Sprouts Farmers Market and Target in the same corridor.
Chandlers Landing students may join the Rockwall Independent School District, one of the highest-rated districts in the state by the Texas Education Agency. Dorothy Smith Pullen Elementary recognizes students for their achievements with a Students of the Month honor. Maurine Cain Middle School is ranked the third-best public middle school in the county, while Rockwall-Heath High School is ranked the best public high school in the county and is known for its baseball program, which has won two state titles and earned a number one national ranking in 2010. All three schools receive an A rating from Niche.
A car is a must in Chandlers Landing, with no public transportation outside of ridesharing apps like Uber and LYFT. Ridge Road, on the east of the neighborhood, leads into downtown Rockwall, about four miles away, and to Interstate 30, which crosses Lake Ray Hubbard straight into downtown Dallas, 23 miles away. Ralph M Hall Rockwall Municipal Airport is a few miles away, while DFW International Airport is about 50 miles west. Texas Health Hospital and Rockwall Dental are less than two miles from the neighborhood on Horizon Road.
A few blocks north of downtown Rockwall, Texas, lies Caruth Lake, a highly-desirable neighborhood with well-kept 21st-century homes and enviable amenities, including its 62-acre namesake lake at the center of it all. "A unique thing about Caruth Lakes is it has more amenities than any of the other neighboring communities," says Amy Gimmer, a local Rockwall Realtor with Coldwell Banker Realty. "It has lakes stocked with fish, lake trails, playgrounds, pools and great schools. As cliché as it sounds, Caruth Lake is a great place to raise a family. It has everything for every stage of life." Gimmer also notes the strong sense of community in Caruth Lake and Rockwall as a whole. "It has a small-town charm where everybody kind of knows everybody."
In the Caruth Lake area, you'll find primarily Traditional-style brick homes built in the 2000s with a sprinkling of slightly older homes. Home sizes range from around 1,400 to 3,600 square feet, and list prices tend to fall between $300,000 and $590,000, with an average price per square foot of $203. "Caruth Lakes has one of the lowest number of days on the market average in the area," Gimmer says. "That shows its desirability."
Area youngsters attend schools in the highly-rated and sought-after Rockwall Independent School District, including Hays Elementary for pre-kindergarten through sixth grades and Utley Middle for grades seven and eight. Teenagers spend ninth through 12th grades at Rockwall-Heath High School, rated an A by Niche. "Academically and athletically, Rockwell ISD schools stand above the rest," Gimmer says. "And the community is very involved in the athletics. The two rival high schools share a football stadium, and the whole town comes out when they play each other. Homecoming will be a big deal around here this fall."
For some quality outdoor time, take a stroll along the paved path that meanders past the serene waters of Caruth Lake, or hop over to the Caruth Lakes Swim Club to splash in the neighborhood pool or let the kids loose on the community playground. Bring your pup along when you visit nearby Harry Myers Park, where the opportunities for fun are almost endless with its dog park, playgrounds, splash pad, pickle-ball courts and disc golf course. You can also stay active on rainy days with a visit to the J.E.R. Chilton YMCA's fitness center or indoor pool.
Grab a scrumptious chocolate-glazed at The Hole Thing donut shop to refuel after your rainy-day workout. Or, if your growling belly requires something a bit more substantial, head to Wells Cattle Co. in nearby historic downtown Rockwall for a tasty pasture-raised beef burger, like their Hot Ranch-Hand, a 1/3-pound patty topped with jalapenos and pepper-jack cheese. Another excellent downtown spot, perfect for a date night or special occasion, is Bin 303. Housed in a quaint converted Craftsman-style cottage, Bin 303 offers fine Texas cuisine, like wood-fired filet or grilled redfish, and an expansive selection of wines, including four rotating on-tap wines sustainably kept and served straight from the keg. If you prefer a home-cooked meal, stock up on dinner ingredients at the Kroger grocery store, conveniently located on Goliad Street. For thrifting enthusiasts, there's the Rockwall County Helping Hands Thrift Store and Boutique on Williams Street, where you're sure to find a cute outfit or home decor treasure. Whether it's thrifting, dining or lake gazing, there's always something worth your while around Caruth Lake.
During the balmy days of summer, boats dot Lake Ray Hubbard, locals dine on patios overlooking the water and residents pick fresh Texas produce at the farmers market – these are just a few things Glen Hill has to offer. Located in Rockwall—named for the prehistoric, brick wall-like rock formations found here—Glen Hill is increasingly popular with homebuyers for its budget-friendly homebuying options and the wealth of amenities in Rockwall. "You don't have to leave Rockwall if you don't want to because everything is right there," says Maureen Green, a Regal Realtors broker associate with nearly 40 years of experience. Cori Sharp, a Realtor with Fathom Realty with 30 years of experience working and attending church in Rockwall, agrees. "There's a ton of retail along I-30. It's a trendy area to get errands done or go shopping on the weekends. At the Harbor on Ray Hubbard, there's a marina and some amazing restaurants like Giovanni Italian." According to Sharp, the community has a small-town feel, where many people know each other. "Community events bring people together here. There's a farmers market on the harbor, a homecoming parade, high school sports games and a beautiful Christmas parade."
Buyers will find quiet subdivisions lined with well-maintained sidewalks and shady oak trees. There's an array of housing styles available here, as the community started developing in the 1970s and construction continues today. "There's a price point for a lot of different people here. Everything in Texas is getting more expensive, but this area has more affordable areas and lots of new construction," says Sharp. Established ranch-style homes typically cost around $245,000. Colonial and Tudor-inspired New Traditional homes cost between $350,000 and $500,000. The neighborhood's easternmost area has larger, custom-built estates ranging from $900,000 to $1.2 million.
Rochell Elementary serves students in pre-kindergarten through the sixth grade. The school earned an overall A-minus on Niche. Students spend grades seven and eight at Cain Middle before attending Rockwall-Heath High. Both schools earned an overall A on Niche. Rockwall-Heath is known for its baseball team, which has won two state championships and produced five Major League Baseball players. "The schools are absolutely a draw for the area," Green says. "They're excellent." Sharp adds, " Athletics are huge here. They're always contenders in championships. The gymnastics team just placed second in the state."
Outdoor recreation is of major interest to residents here. The Park at Foxchase offers a play area, playground, athletic courts and walking paths around a pond with a fishing pier. Windmill Ridge Park is another community park offering play areas, walking trails and picnic areas. Golf enthusiasts will enjoy the sprawling fairway of Buffalo Creek Golf Club. This par-71 championship course also has an event pavilion for hosting regular gatherings. The gem of the area is Lake Ray Hubbard, a 22,000-acre lake. "The lake is hugely popular," says Sharp. "Boating, swimming, wakeboarding, fishing--you can do all of the above and more. And then you can go dinner at the Harbor after." Residents can access the lake through Chandler's Landing Marina or Terry Park.
I-30 runs through the center of Rockwall, lined by shopping centers and restaurants. The Rockwall Market Center features an Old Navy and Ross, while Steger Town Center offers an Academy Sports and Target. Residents can head to Kroger, Aldi, Walmart or Sprouts Organic Market for groceries. Texas Health Hospital-Rockwall serves residents' medical necessities.
Residents of Glen Hill will find plenty of ways to stay entertained without having to leave Rockwall. Shenaniganz Entertainment Center is popular with families, offering bowling, an arcade, axe-throwing and a kids' play zone. The Harbor Rockwall is a shopping and dining center on Lake Ray Hubbard that Sharp says is a great area to have dinner. Some popular eateries include Dodie's Cajun Restaurant, Gloria's Latin Kitchen and Rodeo Goat, a burger spot with a waterfront patio. The Harbor also has a gym, spa, Cinemark movie theater and an urban beach with a spray park for kids.
When residents need to commute or want more of what the Dallas-Fort Worth metroplex offers, I-30 is the main connection point. The highway crosses Lake Ray Hubbard, and "Traffic can be touchy on the 30 during rush hour, especially with the construction going on right now." Highway 66 is another major thoroughfare that offers a little less traffic. Via the 30 or the 66, residents are 12 miles from Garland, 25 miles from Dallas and about 45 miles from the Dallas-Fort Worth Airport.
With the city's charming, historic downtown nearby, easy access to commuter-friendly Interstate 30 and its big, beautiful namesake park center stage, it's clear why folks might be drawn to the Harry Myers Park area of Rockwall, Texas. "The area was named after one of the largest and nicest parks in all of Rockwall and has a lot to offer, both north and south of Interstate 30," says Heather Sims, broker/owner of the Elysian Agency. "To the north, you're near -- and can be a walkable distance -- to Rockwall's cute downtown with the old county courthouse, shops, restaurants and a local farmers market on Saturday mornings. And in the southern part of the area, you have newer homes with larger lots and convenient accessibility to I-30, which takes you into downtown Dallas in about 30 minutes."
The Harry Myers Park area boasts an eclectic mix of houses with different styles, ages and price points. From a charming, 2,300-square-foot Craftsman-style home built in 1911 near Rockwall's historic downtown to a contemporary-style four-bed with 3,600 square feet built in 2017. "Homes vary a lot throughout the area," Sims says. "You can find some of the oldest houses in Rockwall near the downtown area and some of the newest along John King Boulevard." With the varied types of homes, there's also a wide range of list prices, from $279,000 to $789,000. "Like most homes in Rockwall, the homes in the Harry Myers Park area still quickly if they're priced right and marketed well," Sims adds.
Area kids attend schools in the highly-regarded Rockwall Independent School District. Students living north of Interstate 30 near the area's namesake city park find themselves at Dobbs Elementary for pre-kindergarten through sixth grades, Utley Middle for grades seven and eight, and finally, Rockwall High School, rated an A by Niche. Youngsters who live south of the interstate also find themselves at Utley Middle and attend Dorris A. Jones for elementary school and Rockwall-Heath High School, which also earns an A rating from Niche.
This part of Rockwall gets its name from the 73 acres of green space known as Harry Myers Park, which sits the area's northern end. Park visitors have a seemingly endless number of outdoor amenities to enjoy, including a disc golf course, playgrounds, a skate park, walking trails, a swimming pool, tennis courts, sports fields and a fishing pond. There's also a dog park for your four-legged friends and an amphitheater for fun outdoor concerts and events, like Rockwall's annual Founder's Day Festival, where you can listen to live music, browse vendor booths, grab a bite from a food truck and much more. Before you leave the park, stop by the Rockwall County Historical Foundation Museum to learn more about Rockwall's history, browse local historical artifacts and see a sample section of the mysterious underground pre-historic rock wall the city and county were named after.
A quick walk from the park takes you to Rockwall's historic downtown area, where you can grab a slice of citrus chiffon cake or a giant peanut butter cookie from the family-owned Wild Daisy Dessert Bar, or when your belly is truly grumbling, indulge in a tasty burger creation, like the PBJ Bacon Burger, at Wells Cattle Co. Restaurant & Market. If you prefer surf over turf, visit Pier 101 Seafood Bar & Grill for a zesty Cajun shrimp boil, crab-topped red snapper or cornmeal-battered fried oysters. Next, browse some of the locally-owned downtown stores and boutiques, like Morrison Guitar Shop, where you can pick up a hand-crafted, vintage-inspired six-string acoustic, or Poe & Arrows boutique, which features a fun, eclectic selection of women's apparel and accessories. It doesn't matter whether you're a foodie, a fashionista or Fido's regular ride to the dog park; there's a good chance you'll feel right at home in the Harry Myers Park area of Rockwall.
Several miles off the eastern shore of Lake Ray Hubbard, Breezy Hill blends rural Texas life with upscale suburbia. The Rockwall, Texas, community sits between a historic downtown and miles of rolling hills, a 23,000-acre lake and hiking trails. “Everyone calls Rockwall a bubble because of the wealth per capita,” says Nick Termini, a Realtor with Century 21 Judge Fite, who has over eight years serving the area. “Breezy Hill is a bubble within a bubble.” Breezy Hill is a master-planned community with large, upscale homes and various amenities that focus on natural spaces for a peaceful country living experience. A lot of the people who live there get together on the weekends. Someone will have a college football party, and the neighbors will go. There’s an active social community.” Proximity to major thoroughfares allows access to diverse shopping and dining and downtown’s historic square, 5 miles away.

All the houses in the master-planned community are along the northeastern side of John King Boulevard. Homes tend to be upscale, blending contemporary and European influences, like stone facades and tower-like turrets. “The homes are on the larger side,” Termini says. “You aren’t going to find anything under 2,000 square feet.” Most properties were built in the late 2010s, but some modern builds were constructed in 2023 and 2024. Prices range from the high-$500,000s for a 3,000-square-foot three-bedroom to over $1 million for a 4,500-square-foot five-bedroom. Lot sizes are spacious, with most stretching over a quarter acre, some topping out at a half acre. Most dwellings have large pools, multi-car garages, spacious paved driveways for boats or RVS and well-landscaped lawns with fruit trees. Residents enjoy tree-lined hiking and biking trails, a community pool, playgrounds, a ballfield, a playground and a wildflower trail. “There are sidewalks around the entire community. There are always people out and about walking,” Termini says. “You’ll see kids riding around on their bikes.”
Most shopping and dining options are along Goliad Street, the main road outside Breezy Hill, and off Interstate 30, 4 miles south. Tom Thumb is the closest for groceries. For essentials, CVS, Walgreens, ALDI and Kroger are also along Goliad Street for essentials. The Northside is a local favorite for a night out of live music, movie nights and pulled pork tacos. Pier 101 is a popular Cajun restaurant known for its gumbo, seafood boils and shrimp and grits. The Hole Thing Donuts is the place for a sweet treat, offering a variety of flavored donuts, kolaches and pastries. Rockwall Market Center in downtown Rockwall, 5 miles south, offers big-box stores like Target, national food chains and Pollo Regio. Locals rave about this eatery's charcoal-grilled chicken, tacos and salsa bar. Rockwall Farmers Market is also downtown and is held every Saturday from May to September in the city’s historic square. Texas State Highway 205 runs along Breezy Hill’s western edge, connecting to State Highway 78. John King Boulevard runs directly through the neighborhood, linking to Interstate 30, which provides access to the rest of the area. The city center is 5 miles south, Dallas Love Field Airport is 32 miles away, and Dallas is a 26-mile drive. There is no public transportation in the neighborhood. Texas Health Hospital is the closest medical facility, a 5-mile drive.

"It's a great central Rockwall location to live in."
Lakeview Summit residents are surrounded by opportunities to enjoy the outdoors. The Trails at Squabble Creek sit at the heart of the community. Hikers and mountain bikers can enjoy its 6 miles of natural loop trails through smooth and rugged terrain. In Northshore, next door to the community, residents can enjoy Shores Park, which offers a basketball court, playground and large climbing boulder. The 14-acre Emerald Bay Park is also in this neighborhood. With a bronze statue of children climbing a tree at its center, residents can fish in its pond, picnic under the gazebo and stroll the walking paths. Pettinger Nature Preserve is 2 miles north of Lakeview Summit for a serene escape into nature without leaving the city. The 26-acre preserve offers a natural trail shaded by pecan and black walnut trees that meanders through meadows and a pond. The refuge also offers three outdoor education pods and a butterfly garden. To the east of the neighborhood is Caruth Lake, a 62-acre lake that’s a hot spot for fishing in the summer. Residents can also cool off at the community pool to beat the Texas heat. While residents enjoy a variety of outdoor activities, one of the community's main appeals is its proximity to Lake Ray Hubbard. Two miles west of Lakeview Summit, residents can relax on the shores to sunbathe, kayak or fish. The lake also hosts celebrations and has a vibrant shopping and dining district nearby.
In the quiet, tree-lined streets of the Lakeview Summit area, homebuyers will primarily find traditional stone and brick two-story homes. Most homes were built in the early 2000s and range from $360,000 to $575,000. Newcomers can expect three-bedroom, 2,000-square-foot homes on the low end and five-bedroom, 3,100-square-foot homes on the highest. "Lakeview Summit-area homes tend to sell quickly if they're priced right," Sims says. "And they're relatively new, so you'd have a little less to worry about with regard to home inspections." Most lot sizes are around 9,000 square feet but can span up to a quarter acre. Many higher-end homes have grand bay windows, large pools and arched doorways, and almost all the yards are beautifully landscaped and well-kept. Residents here enjoy easy access to walking paths within the neighborhood, and the community pool and The Trails at Squabble Creek are within walking distance of most homes.
Most shopping and dining options are off Highway 205, along the neighborhood’s eastern edge. At Lakeshore Commons, residents can grab groceries at Kroger. The shopping center also has a gas station, Starbucks and MOD Pizza. For big-box stores, more retailers and a variety of other shops, Rockwall Crossing and Plaza at Rockwall are 4 miles south of the neighborhood. For authentic Mexican food, Los Marquez Tacos is the go-to spot for birria tacos and tortas. Residents can also enjoy Creole classics like gumbo, dirty rice and seafood at Pier 101. For more entertainment, residents can reach the Historic Square in downtown Rockwall in 3 miles. The square offers nearly 20 locally owned restaurants, shops, and specialty stores and is the heartbeat of the city’s events and celebrations.
Rockwall Independent School District serves the area, and local students attend Grace Hartman Elementary within the neighborhood, followed by J.W. Williams Middle in the neighboring Stone Creek-Rockwall community, finishing their education at Rockwall High School in the Northshore neighborhood to the west. All of the schools earned an A grade on Niche. The elementary school offers an after-school program and chess club, and Rockwall High provides swimming and diving teams and a film club.
Rockwall offers a variety of events, from a Fourth of July celebration and fireworks show in downtown Rockwall, a Concert by the Lake series running in the summer at Lake Ray Hubbard, craft fairs at Harry Myers Park and the San Jacinto Music Series in San Jacinto Plaza during the summer, a tradition for over 10 years. The Rockwall Farmers Market is also a popular spot to go, held every Saturday in downtown Rockwall from May to September.
Highways 66 and 205 are nearby, and Interstate 30 is 5 miles away, allowing residents to access the rest of the region easily. Lakeview Summit is 4 miles from the city center, 27 miles from Dallas and 45 miles from the Dallas Fort Worth International Airport. Residents will need a car as Lakeview Summit does not have public transit.
