Like other cities on South Bay Los Angeles’ Palos Verdes Peninsula, Rolling Hills Estates is known for its luxurious residential lifestyle and elevated views. However, what differentiates the city from its neighbors is its countryside atmosphere. “Rolling Hills Estates is more spacious and rural than the rest of the peninsula,” says Realtor Terri Harkins with Vista Sotheby’s International Realty, who’s been selling here for over 30 years. “Instead of looking more suburban, it has these spacious wooded lots and big open canyons that make it much quieter.” Most people choose Rolling Hills Estates specifically for additional privacy and rural accommodations. “In certain communities, many people keep horses on their property,” says Harkins. “There are horse trails that intertwine between properties and throughout the city.” All of this makes Rolling Hills Estates feel far removed from the urban activity in LA.

Wooded lots and a variety of architecture

Living at the high point of the Palos Verdes Peninsula comes with high-end prices. The median single-family home price is about $2.7 million, and styles and settings vary between the city’s many distinct communities. “It really depends on your vibe,” says Harkins. “Masongate is really popular, but if you want to keep horses, you might want to be in The Lanes.” North and west side neighborhoods, like Masongate, are characterized by terraced streets giving extensive views. Their midcentury ranch-style and Mediterranean-inspired homes can start around $2 million. Rolling Hills and The Lanes reflect countryside living on the east side, where equestrian estates and elegant ranch-styles with wooded privacy often cost over $3 million. Just north of these countryside properties, modern mansions in the Residences of Rolling Hills can reach nearly $7 million.

Nature preserves and equestrian trails

Greenery covers every open space in Rolling Hills Estates, from the lush canyons around residential communities to parks around the city. This is a well-known haven for equestrian enthusiasts, with 25 miles of horseback trails throughout the city. The Peter Weber Equestrian Facility has miles of trails and stables for those who don’t want to keep their steed on their property. Natural areas, like the 27-acre Linden H. Chandler Preserve, offer hiking trails. The city is also home to the South Coast Botanic Garden, which thrives in the Palos Verdes Peninsula’s sunny and temperate climate. Students in Rolling Hills Estates attend the Palos Verdes Peninsula Unified School District, which Niche gives an A-plus grade and ranks as the No. 6 best school district in California. All but one of the district’s schools receive an A-plus rating. This includes Palos Verdes Peninsula High, a top 20 public high school in the state, located within the city.

The city’s commercial activity is concentrated at the Promenade PV and its neighboring shopping centers in the city’s south end. Twenty-five miles to Downtown Los Angeles

Rolling Hills Estates is a bit of a drive from any major urban activity. Downtown LA is 25 miles north on Interstate 110, and Los Angeles International Airport is less than 15 miles north. The Port of Los Angeles is 10 miles southeast. As one of the busiest shipping terminals in the world, it’s a hub for the logistics and maritime industry. Kaiser Permanente South Bay Medical Center is one of the largest nearby hospitals, 5 miles east.

Preparing for potential wildfires

The Palos Verdes Peninsula hasn’t been directly affected by wildfires, but residents should stay vigilant as these are becoming more common around Los Angeles County. The city is also prone to landslides. Residents should have an evacuation plan prepared for potential emergencies, and they can sign up for emergency alerts from the city. Horse owners can also sign up for equestrian notifications that alert them when it’s necessary to relocate their horses during an emergency. The Los Angeles County Fire Department responds to the city’s fire threats. Crime concerns are addressed by the Los Angeles County Sheriff’s Department-Lomita Station, but specific crime statistics aren’t available.
