Set about 12 miles from downtown Los Angeles, the San Gabriel Valley city of Rosemead offers a rich cultural palette and a suburban pace of life, surrounded by area freeways. More than 60% of the city’s roughly 52,000 residents are of Asian heritage — a legacy reflected throughout the city in Asian-owned businesses and signage catering to the many different languages spoken here. While the area’s largest employer is Edison International, Rosemead is better known and beloved for its mom-and-pop shops, independent restaurants and markets, which draw visitors from across L.A. County. “The city has pushed for a lot of initiatives and resources to help small businesses open and thrive, and that’s big part of the appeal for people moving here,” says Ari Wintraub, Realtor for Sotheby’s International Realty.

Spanish Revivals and California bungalows
The median home price in Rosemead is $925,000, compared to roughly $1 million in Los Angeles and San Gabriel, and $1.23 million in Pasadena. Inventory, though, is often scarce. “People tend to hold onto their houses for generations, so it’s relatively rare to see new homes come on the market here,” says Alma Aguilar, a local real estate agent for Coldwell Banker with 21 years of experience.
Most homes here date back to L.A.’s postwar industrial boom of the 1950s and early '60s, commonly modest single-family ranch-style, split-level homes or manufactured homes with garages, covered patios and sometimes, topiary-studded lawns. Midcentury homes are generally found in the city’s older, southeast neighborhoods, and are often fixer-uppers popular with investment buyers; some have been renovated to include accessory dwelling units, or ADUs. In northeast areas closer to parks and highly rated schools, larger two-story homes on larger lots were built between about 2000 and today, usually with Spanish-style details like stucco exteriors and clay-tile roofs. Mobile homes can also be found in the southeast, and townhouses in the northeast.

Family-owned restaurants are concentrated along and near Garvey Avenue, with cuisines ranging from ChineseMexican and Italian. Seasonal events at city parks
Among the city’s nine parks, Rosemead Park stands out as the largest, offering a half-mile fitness trail, skate park and Olympic-sized swimming pool. The park serves as a year-round community centerpiece—its parking lot transforms into a weekly farmers market from April through October, while summer evenings come alive with free tribute concerts. Garvey Park counters the heat with its 28,000-square-foot Splash Zone Water Park, featuring spray pads and winding water channels that operate daily during peak summer months.

Served by four districts
Four public school districts serve the city: Garvey, Rosemead, Montebello and El Monte Union High. The latter is the highest ranked of the four, earning an overall A-minus from Niche. In late 2024, five El Monte students earned full-ride scholarships to Stanford, Johns Hopkins, Princeton and Yale. The local University of the West offers a Buddhist-based education.

Crime mitigation, fire disaster prevention
According to the Rosemead Police Department’s most recent data from late 2023, the city has reported lower rates of violent crime and higher rates of property crime than the state and the nation. Based in the Rosemead Public Safety Center, the Rosemead Team provides community-oriented policing and gang-prevention programs. Rosemead is at a high risk of damage from wildfires. In January 2025, the Eaton Fire destroyed much of the historic Altadena neighborhood, 10 miles from Rosemead, forcing thousands of area residents to evacuate their homes. Rosemead residents can sign up for emergency text alerts via the Cal Fire website.
A quick route to Los Angeles
Interstate 10 runs east-west through Rosemead, connecting the city to several major freeways: Route 60 (4 miles south), Interstate 210 (5 miles north), Interstate 710 (7 miles west) and Interstate 605 (5 miles east). Downtown Los Angeles is about 12 miles west via I-10, while Pasadena is about 10 miles northwest via I-210. Metro's Rosemead/Valley bus route makes several stops along Rosemead Boulevard. Two of the area's largest hospitals, the San Gabriel Valley Medical Center and Huntington Hospital, are both about 10 miles away in Pasadena. The small, regional Hollywood Burbank Airport is about 20 miles away, while Los Angeles International Airport (LAX) is about 30 miles away.

South San Gabriel is a suburban community with an excellent elementary school and easy access to local freeways. It’s located within the San Gabriel Valley, a vast, urbanized area that lies immediately east of the city of Los Angeles and takes up much of southeastern Los Angeles County. It’s known as one of the most diverse areas in the United States.
South San Gabriel is located at the southern corner of the valley, just north of Whittier and Montebello and about 10 miles east of downtown Los Angeles. The neighborhood features a sea of single-family, suburban homes that were built in the 1960s and 70s. There’s a wide mix of mid-century styles on display here, including cozy cottages and breezy Mission Revival style homes. You’ll also find a wealth of ranch style homes with plenty of interesting quirks and details, whether it's an uncharacteristically wide front porch, exposed exterior beams, wood paneled siding or a half-timbered portico that catches your eye. It’s just a short trek to The Shops at Montebello, an indoor shopping mall with dozens of retail outlets and dining options like JCPenney, Macy’s, Forever 21, Panda Express, Sbarro and Charley’s Cheesesteaks. Right next door you can catch the latest Hollywood blockbuster on the silver screen at AMC Montebello 10.
With rows of single-family homes in suburban Los Angeles County, South San Gabriel could be a great location for commuters. It’s just a few minutes from Interstate 10, a major corridor that will take you straight to world-class cultural destinations in downtown Los Angeles.
