Rustburg is a small town that’s close to amenities
In the foothills of the Blue Ridge Mountains, Rustburg offers acres of farmland just outside Lynchburg. “If someone is looking to have a country setting, have a lot of acreage and kind of an old country feel, that would be the Rustburg area,” says Sabrina Tomlin, a Realtor with NextHome TwoFourFive who’s sold homes in the area for eight years. “It’s farmland — that’s what I love about it.” Rustburg is the county seat of Campbell County, and its town center has developed around the government offices, providing a central place for residents to buy groceries or grab a bite to eat. “You're close to things,” Tomlin says, “but aside from the main strip of Rustburg, you've just got country.”
A rural community with recent housing growth
“During COVID, people made a mass exodus out of cities and wanted land,” Tomlin says. “They started building houses out here, so we have a lot of new construction, but luckily, a lot of the parcels are still 1 to 3 acres.” These new construction homes typically have colonial architecture, and only the Carriage Grove subdivision has a suburban feel, with houses close together along cul-de-sacs. “A lot of builders would buy a lot of road frontage and put houses up beside each other along the road instead of in a subdivision setting,” Tomlin says, a choice that’s preserved Rustburg’s open space and rural privacy. The older houses here are mostly mid- to late-20th-century ranch-style homes and manufactured houses. Townhouses and undeveloped land are also available. The median home sale price is around $325,000, lower than the national median but higher than Lynchburg’s median of around $285,000. Some properties along the area’s creeks might be at risk for flooding.
Kids attend B-rated public schools
Campbell County Public Schools earns a B from Niche. The area is served by two elementary schools: Yellow Beach Elementary and Rustburg Elementary, which both earn a B. Rustburg Middle also earns a B, while Rustburg High earns a B-minus. High schoolers here can enroll in career and technical education courses in topics like technical drawing, horticulture and computer information systems.
A town center with local businesses and restaurants
Rustburg’s town center is on Village Highway, which is lined with businesses, government offices and houses of worship like Rustburg United Methodist Church and Silver Grove Baptist Church. The Courthouse Café serves classic diner fare, and La Careta is known for its Mexican comfort food. There are a few chain restaurants, including Hardee’s and Domino’s Pizza. Grocery stores include Food Lion and Family Dollar. More chain restaurants and the River Ridge Mall, which has over 60 stores, are along U.S. Route 29 in Lynchburg.
A car-reliant area about 20 minutes from Lynchburg
U.S. Route 501 is Rustburg’s main thoroughfare and leads about 11 miles to downtown Lynchburg. Route 29 is also nearby. Centra Lynchburg General Hospital is 12 miles away, and Lynchburg Regional Airport, which has flights to Charlotte, is a 9-mile trip.
Youth sports, hiking and library activities
Kids here can join youth soccer and baseball teams, where they play at parks like Abbott-Duncan Recreation Fields and Kelly Field. The 51-acre Long Mountain Park has a playground, ball fields and green space. The Campbell County Public Library’s Main Branch is in Rustburg and offers programs for all ages, like messy art day for kids and crafting groups for adults. Nearby, hikers can explore the Liberty Mountain Trail System’s 50 miles of trails, which lead to views of the city and the Blue Ridge Mountains. Entertainment in Lynchburg is about 20 minutes away, including the Bank of the James Stadium, where sports fans can watch the Lynchburg Hillcats, a Single-A Minor League Baseball team.
