Driveable districts along Arden Way, Fulton and Watt Avenues
Besides being this neighborhood’s east-west thoroughfare, Arden Way hosts many of the area’s businesses. This southernmost district has everything from fast food to car dealerships, in addition to local spots. One of those spots is Leatherby’s Family Creamery, voted the No. 1 ice cream in Sacramento for over 40 years. “If you come to Arden, you have to try it out,” says Jimenez. It’s been a family-run business since 1982, and this is the original location of the now-five-store chain. For a meal and a chat with the owners, Wenelli’s Pizza doesn’t disappoint. “If you’re not from here, you probably don’t know about it,” continues Jimenez. “Two best friends opened it, Wendy and Shelly. They combined their names and made it Wenelli’s, and there’s always one of them working in there. It’s small, so they’ll remember you and your order.”Connected to Arden Way, Fulton Avenue offers more options along the neighborhood’s west side: Basha Taste of Jerusalem and Kabob House are just two examples, and they’re near a Target. Watt Avenue, another offshoot along the east side, has even more places. Here, Babylon City Market is a local grocer that specializes in Mediterranean food, while Sakura Grill and Café offers a Chinese buffet. Shoppers can find Costco with a rare, connected gas station; those looking for entertainment can visit Rebounderz Trampoline Park or Country Club Cinema.
Downtown route via Route 160, public transit
Route 160 goes by many names. Whether commuters call it the North Sacramento Freeway, the Lincoln Highway or simply 160, it’s accessible via Arden Way and leads 7 miles into downtown. Watt Avenue and Route 50 provide an alternative route. Another option is the No. 82 bus from Kaiser Permanente Sacramento Medical Center, which connects to the Light Rail’s Gold Line. This route takes around 45 minutes while driving takes only 15. Rush-hour traffic can often clog the freeways, though.Rental market with townhomes and ranch-styles
While renters make up over 70% of this market, homebuyers have options in Arden Terrace. Two-bed townhomes are in the Casitas Arden community, south of Arden Way. They’re usually above 1,000 square feet and range from $280,000 to $340,000. North of Arden Way and east of the hospital, traditional ranch-styles typically have 1,500 square feet and above. Buyers pay more for extra space, and three-beds range from $440,00 to $470,000; four-beds are between $540,000 and $720,000. Overall prices are lower than Arden Oaks and Arden Park, but they’re higher than Arden Gardens and Encina. Sizeable yards are almost double those of Arden Manor, but they’re similar to Arden Gardens and Encina. While there aren’t many events in Arden Terrace itself, neighboring Arden Park holds a ton. This green space hosts Movies in the Park, a summer series on Friday nights, as well as holiday events such as Trunk or Treat and the Arden Easter Eggstravaganza. For large-scale events, Cal Expo is 3 miles west. This outdoor facility hosts musicians for Country In The Park in mid-May, and the Sacramento County Fair arrives later in the month.Close to San Juan Unified Schools, Johnson Middle revamp
Students can start at Cottage Elementary, just north of the neighborhood and rated a C-plus by Niche. It serves kindergarten through sixth grade, and it hosts family movie nights and an annual Jog-A-Thon. A mile west on the Arden Expressway, Katherine Johnson Middle doesn’t have a rating from Niche yet and serves sixth through eighth grade. Encina Preparatory High receives a C and is on the same campus. This space won’t be shared for much longer, though, as the San Juan Unified School Board unanimously voted in 2022 to give Johnson Middle its own campus. The Board is also adjusting boundaries for this western region of the District, and implementation is expected by the 2025-26 school year.Getting outside: Cottage, Howe and Santa Anita Parks
Right next to Cottage Elementary, Cottage Park is a hub for the outdoors. Its community center hosts afterschool programs and youth camps, and its community pool is open from April to September. Howe Park, a mile west, caters to sports enthusiasts with multiple courts and baseball fields. Plus, its walking trails wrap around a pond and connect to Santa Anita Park, east across Bell Street. This greenway has a half-mile wooded trail through a neighborhood, in addition to a disc golf course. About 2 miles north of Arden Terrace, Del Paso Country Club offers championship golf to its members.
