Convenient location in North Sacramento
Set between Interstate 80 and Sacramento’s Blue Line light rail, Ben Ali offers convenience for commuters. “It’s only about 6 miles from downtown,” says Brian Mitry, a local Realtor at Guide Real Estate with over 15 years of experience. “You get entry-level homes with great proximity to downtown at a third of the price point. You’d never be able to find that in a place like San Fransisco.” Though parks and community gathering spaces are somewhat limited, residents are only a few miles from Arden Fair Mall, Del Paso Regional Park and Cal Expo, which hosts the California State Fair and other events throughout the year. Substantial road noise from the freeway can be heard during rush hour, and the neighborhood has a CAP Index crime score of 7 out of 10, compared to a national score of 4.
Close to Interstate 80 and the Sacramento light rail
Downtown Sacramento is about 6 miles away on Interstate 80, though noise pollution from the freeway is considerable. Railroad tracks on the other side of the neighborhood also contribute to overall noise, with passenger trains passing by throughout the day. On the other side of the railroad tracks, there’s a light rail station served by Sacramento’s Blue Line, which is popular with commuters and stops downtown. Sacramento Regional Transit bus routes also stop nearby, and bike lanes line Auburn Boulevard and El Camino Avenue. Kaiser Permanente Sacramento Medical Center is 3 miles away, while Sacramento International Airport is about 16 miles away.
Midcentury properties at a relatively low price point
Minimal traditional ranch-style homes, cottages and duplexes in Ben Ali were built mainly from the late 1940s until the early ‘80s, usually featuring two or three bedrooms. However, a small infill development in 2006 added a handful of three- to four-bedroom new traditional properties with Spanish Revival-style elements like barrel tile roofs. Home prices largely depend on age and condition, typically ranging from $300,000 to $500,000. Lots tend to be compact, with flat square front yards dotted with palm trees and either wrought iron or wooden fences. The all-ages Sacramento Mobile Home & RV park has manufactured properties from the late-20th century for between $5,000 and $60,000, depending on the home's condition.
Located on a floodplain, many homes in Ben Ali are at risk of flooding during heavy rainfall. However, flood insurance isn’t required in this area. As with any older community, buyers should be sure to complete thorough home inspections. “Nowadays, with insurance, it’s important to get your roof inspected,” Mitry says. “The insurance companies may require it to get coverage.”

Local shops and proximity to Arden Fair Mall
Auto shops and other small businesses are scattered around the neighborhood. On the other side of the freeway, Sarom's Southern Kitchen serves barbeque and house-made pies. Arden Fair Mall is only a few miles away, packed with retailers like Macy’s and Forever 21, plus upscale eateries like Seasons 52 with its seasonal menu of American dishes. Nearby grocery stores like Trader Joe’s and Walmart Neighborhood Market are found at the corner of Marconi and Fulton Avenues.

Golf facilities at Del Paso Regional Park
Ben Ali has limited green space, but locals can find parks in neighboring communities. The 624-acre Del Paso Regional Park is home to the Haggin Oaks Golf Complex, which includes two public 18-hole courses and a driving range, as well as a softball complex and equestrian trails. John Mackey Memorial Park is just north, featuring a 9-hole disc golf course and two playgrounds surrounded by groves of mature oak trees. Sacramento is known to have intense summer heat waves and generally poor air quality.

Specialty programs at Grant Union High
The nearby D. W. Babcock Elementary earns a C-minus from Niche. The public Martin Luther King Jr. Technology Academy serves local middle schoolers and earns the same rating. The B-rated Grant Union High offers classes in environmental horticulture, sports medicine and California natural resources.

Visiting the California State Fair in July
Cal Expo hosts the annual California State Fair every July, about 3 miles south. The weeklong festival features agricultural and livestock showcases, carnival rides and food vendors. Other events held at Cal Expo include the Sac Town Rodeo and concerts from touring musicians.
