Busy but not too busy
Cottage Park is lively on the outside, quiet on the inside. “The minute you drive into the neighborhood, you don’t feel like you’re right off a busy street,” says Darcia Wilson, a Sacramento Real Estate Agent since 2012. “You’ll see maintained yards and established trees, and the streets are well-kept. It’s definitely walkable, but you’d have to cross a busy street to get to the restaurants and shops.” These businesses are all around the neighborhood, clustered on Fulton, El Camino and Watt Avenues, but that’s not the biggest reason people buy here. Houses are priced less than surrounding neighborhoods, so budgeters are able to get into the market. This has led to a lot of first-time buyers in the area, but longtime residents have been here since the 1950s.

1950s ranch-styles on a budget
One of the major draws of Cottage Park is the price. For less than neighboring Arden Terrace and Marconi South, buyers can get a three-bed ranch-style between $400,000 and $565,000. Four-beds can be found in the upper half of this range if not renovated: they start at $485,000, while move-in-ready homes can reach $635,000. Since most homes were built by Randy Parks, they usually have built-in bookcases near the fireplace and a loft for extra storage. Exteriors have orange brick and earthy siding, and front lawns are a couple of car lengths from the sidewalk. While lawns might not be as big as surrounding neighborhoods, backyards are often fenced and have mature trees. Some homes have room enough for a pool or a garden, too. Renters make up half of this market, and homes aren’t up for sale often. Two listings were posted in October 2023, for instance, and there was only one in March 2024.

All-around retail: Fulton, El Camino and Watt Avenues
Cottage Park is right in the middle of three commercial hubs, and they’re within a half-mile of most homes. To the west, Fulton Avenue houses auto shops and car dealerships, in addition to some beauty salons. This thoroughfare connects to El Camino Avenue, running along the neighborhood’s north side. Next to a rug store and other eclectic businesses, Flapjacks offers an American-style breakfast with a uniquely pyramidical storefront. Elliott’s Natural Foods is east along this road, and this family-owned grocer has been a neighborhood staple since 1952. They specialize in locally grown, organic produce, and they get raw dairy delivered every week.
Costco Business Center is just south on Watt, and its attached gas station is rare for Sacramento. Country Club Plaza is across the street for entertainment: Rebounderz Sacramento offers an indoor trampoline park for basketball, and Country Club Cinema is a new addition that opened in 2019. “I love going to that theater because it’s not super crowded,” says Darcia Wilson. “It’s well-maintained, and the staff is super friendly. It’s actually our family’s go-to.” Visitors to this complex can also visit Sakura Grill & Buffet, a traditional Japanese eatery with a modern atmosphere. The easternmost parking lot also hosts the Arden-Arcade Farmers Market on Saturday mornings, and it’s open year-round. “My favorite produce stand is there,” says Wilson. “We love going in the spring and summer for fresh strawberries. One of the stands has lemon cucumber, which isn’t very common. Even though the market is pretty small, it has everything we need.”

Downtown via Capital City Freeway, Sacramento Regional Transit
Accessible from El Camino Avenue, the Capital City Freeway leads 7 miles south to downtown Sacramento. This route, also called “the Business 80,” takes 15 minutes with typical traffic, while Sacramento Regional Transit can take close to an hour. The No. 23 bus runs along El Camino Avenue and connects to the Light Rail’s Blue Line into downtown. To get to midtown, the No. 84 bus has stops along Cottage Way, near the namesake park; it connects to the Light Rail’s Gold Line and takes commuters to California State University Sacramento. The Kaiser Permanente Sacramento Medical Center is just south of the neighborhood.
The parks of Cottage Park
Sharing the name of the neighborhood and connected to Cottage Elementary, Cottage Park is an 8-acre space for outdoor recreation. Walking paths lead to sports courts and a playground, and the Cottage Park Community Center opens its pool from April to September. Howe Park is a mile west, and it features tennis courts, baseball fields and futsal courts. From the duck pond on the east side, visitors can cross Bell Street to access Santa Anita Park. This greenway, a wooded path between some homes, offers lots of shade and a disc golf course. About a mile north of Cottage Park, Del Paso Country Club has an 18-hole golf course for members, and it hosted the 2015 U.S. Senior Open.

Walkable to elementary, close to San Juan Unified Schools
Cottage Elementary gets a C-plus from Niche, and it serves kindergarten through fifth grade. Since it’s in the southern part of the neighborhood, it’s walkable from most homes. Katherine Johnson Middle doesn’t have a rating from Niche yet and serves grades six through eight. It’s about 2 miles southwest of Cottage Park and shares a campus with Encina Preparatory High. This C-rated school has an Advocacy Course that offers personalized, weekly support for students in their problem areas. The San Juan Unified School District has open enrollment, though, so students can apply anywhere.
Encina High School is a college preparatory school near Cottage Park.
Cottage Elementary School is among the best schools in the area.
