Thanks to major commercial corridors like Arden Way and Howe Avenue, you'll be surrounded by shopping centers and national retailers. “You have Howe ‘Bout Arden shopping center, which brings in a ton of people,” says Cameron Freelove of Century 21 Select Real Estate, who has over half a decade of experience in the area. “Along Howe, Fulton, Fair Oaks and really anywhere in between, you have shopping, a spot for coffee or a restaurant.” The Howe ‘Bout Arden shopping center has discount outlets for stores like Nike, while the nearby Pavilions shopping area centers on upscale boutiques and fine dining restaurants like Piatti, which serves Italian. Quick commutes to downtown and Sac State

Commuters are about 6 miles from downtown Sacramento, accessible via the Capital Express Connector or Interstate 80. Encina is also popular with staff and faculty at California State University, Sacramento, also known as Sac State. “Downtown is probably 15 minutes away or less, and Sac State is maybe a 5-minute drive,” says Kaelee Cornell, a Sacramento native and real estate agent with Exp Realty. “If you’re going to the college, you’re more than likely riding your bike. It’s very commutable.”
